PERMISSION IS HEREBY GRANTED TO THE APPLICANT AS OWNER, CONTRACTOR AND/OR THE AGENT OF THE CONTRACTOR OR OWNER TO
CONSTRUCT THE STRUCTURE AS DETAILED ON PLANS AND SPECIFICATIONS SUBMITTED TO AND REVIEWED BY THE BUILDING DEPARTMENT
IN CONSIDERATION OF THE ISSUANCE OF THIS PERMIT THE SIGNER HEREBY AGREES TO COMPLY WITH ALL BUILDING CODES AND LAND USE
REGULATIONS ADOPTED BY GARFIELD COUNTY PURSUANT TO AUTHORITY GIVEN IN 30.28.201 CRS AS AMENDED. THE SIGNER FURTHER
AGREES THAT IF THE ABOVE SAID ORDINANCES ARE NOT FULLY COMPLIED WITH IN THE LOCATION, ERECTION, CONSTRUCTION AND USE OF
THE ABOVE DESCRIBED STRUCTURE. THE PERMIT MAY THEN BE REVOKED BY NOTICE FROM THE COUNTY AND THAT THEN AND THERE IT
SHALL BECOME NULL AND VOID.
THE ISSUANCE OF A PERMIT BASED UPON PLANS, SPECIFICATIONS AND OTHER DATA SHALL NOT PREVENT THE BUILDING OFFICIAL FROM

OPERATION BEING CARRIED ON THEREUNDER WHEN IN VIOLATION OF THIS CODE OR ANY OTHER ORDINANCE OR REGULATION OF THIS
JURISDICTION.
THE REVIEW OF THE SUBMITTED PLANS AND SPECIFICATIONS AND INSPECTIONS CONDUCTED THEREAFTER DOES NOT CONSTITUTE AN

WHEREAS,... James Sears and Andria Holland, has applied for a
Certificate of Occupancy for a house located at 9348 C.R. 115
Glenwood Springs, Garfield County, Colorado under permit No. 5748
and,
WHEREAS, the following items have been determined to be
apparent defects or deficiencies with the application which
encumber the issuance of a Certificate of Occupancy until they
have been resolved pursuant to codes adopted by Garfield County
and approved by the Garfield County Chief Building Official:

Steps at the back door, not to exceed 8 inches.
Item Number 2
Balcony door to be barricades as '94 U.B.C. The guard rail 36"
high, and spaces to be less than 4"
Item Number 3
Bath room doors to be installed.
Item Number 4
Exterior grade so all surface water will detour away from the
building.
The second floor to remain unfinished.
If, and when, you wish to finish the second floor, You will need
to obtain a new Building Permit.
WHEREAS, the Owner is willing to make certain assurances and
agreements relating to these identified code deficiencies and on
the basis of such assurances the County is willing to issue a
Certificate of Occupancy.
B
NOW, THEREFORE, it is agreed as follows:
A. The Owner agrees to do the following:
Complete all items listed above (1-4), by September 6, 1996.
B. In the event the Owner fails to perform as agreed on any
of the above, the County may revoke any permits which may
have been granted to the Owner. The County may require the
habitation and occupancy of the house cease immediately.
C. This agreement is binding upon the heirs, successors in
title, and assigns of the parties.
