MINIMUM APPLICATION REQUIREMENTS
for
SINGLE FAMILY DWELLING CONSTRUCTION
including
NEW CONSTRUCTION
ADDITIONS
ALTERATIONS
and
MOVED BUILDINGS
In order to understand the scope of the work intended under a permit
application and expedite the issuance of a permit it is important that
complete information be provided. Adequate and complete information
will prevent delays in the plan review process. Reviewing a plan and the
discovery that required information has not been provided by the applicant
may result in the delay of the permit issuance and in proceeding with
building construction. The owner or contractor may be required to provide
this information before the plan review may proceed. This causes delays
because other plans that are in line for review may be given attention
before the new information may be reviewed after it has been provided to
the Building Department.
Please review this document to determine if you have enough information
to design your project and provide adequate information to facilitate a plan
review. If you do not, it may be helpful to obtain a book titled Dwelling
construction under the Uniform Building Code. This book is available to
you through this department at our cost. Also, please consider using a
design professional for assistance in your design and a construction
professional for construction of your project.
To provide for a more understandable plan in order to determine
compliance with the building, plumbing and mechanical codes, applicants
are requested to review the following check list prior to and during design.
Applicants are required to indicate appropriately and to submit completed
check list at time of application for a permit:

AGREEMENT REGARDING CERTIFICATE OF OCCUPANCY
WHEREAS, Lee Rippy (hereinafter "Owner ") has applied for a
Certificate of Occupancy for a house located at 0365 Shoshoni
Mineota Estates, Garfield County, Colorado under permit No. 5241
and,
WHEREAS, the following items have been determined to be
apparent defects or deficiencies with the application which
prohibits the issuance of a Certificate of Occupancy until they
have been resolved pursuant to codes adopted by Garfield County
and approved by the Garfield County Chief Building Official:
1. The retaining wall on the North side of the house has not
been constructed.
2. Guardrails have not been constructed on 2nd floor deck and
around the window well near the front door.
and,
WHEREAS, the Owner is willing to make certain assurances
and agreements relating to these identified code deficiencies and
on the basis of such assurances the County is willing to issue a
Certificate of Occupancy.
NOW, THEREFORE, it is agreed as follows:
A. The Owner agrees to do the following:
Deficiency No. 1.
ACTION REQUIRED OF THE OWNER:
When conditions permit in the Spring the retaining wall is
to be completed. This will permit completion of the second
floor deck and the guardrails for the deck and the window
well.

Deficiency No. 2.
ACTION REQUIRED OF THE OWNER:
Complete construction of the guardrails around the deck and
the window well.
FURTHER ACTION REQUIRED OF THE OWNER:
The walking areas that are above thirty (30) inches above
the adjacent grade or constructed area are to be protected
or barricaded to prevent adults and children from using them
until 1 & 2 above have been corrected.
The Owner will complete all work described herein and
request inspection of all work by the Garfield County
Building Department. All work shall be completed in
compliance with the stated provisions of the codes
currently adopted by Garfield County in a manner that
will enable approval of all work. All work,
inspections and approval of work shall be completed
within one hundred and twenty (120) days of the date of
signing of this document.
B. In the event the Owner fails to perform as agreed on any
of the above, the County may revoke any permits which may
have been granted to the Owner. The County may require the
habitation and occupancy of the house cease immediately.
C. This agreement is binding upon the heirs, successors in
title, and assigns of the parties.

WHEREAS, Daniel and Kathryn Binger (hereinafter "Owner ")
have applied for a Certificate of Occupancy for a house located
at 4426 county Road 320, Near Rifle, Colorado, in Garfield
County, Colorado under permit No.5240 and,
WHEREAS, the following items have been determined to be
apparent defects or deficiencies with the application which
prohibits the issuance of a Certificate of Occupancy until theyhavebeenresolvedpursuanttocodesadoptedbyGarfieldCountyandapprovedbytheGarfieldCountyChiefBuildingOfficial:
1. A smoke detector has not been installed to serve the bedroom
off of the living room near the kitchen.
and,
WHEREAS, the Owner is willing to make certain assurances
and agreements relating to these identified code deficiencies and
on the basis of such assurances the County is willing to issue aCertificateofOccupancy.
NOW, THEREFORE, it is agreed as follows:
A. The Owner agrees to do the following:
Deficiency No. 1.
ACTION REQUIRED OF THE OWNER:
The owner will provide or cause to be provided a hard wired
Smoke detector in the area of the vaulted ceiling as
required under U.B.C. Uniform Building Code) Section 1210.
The detector is to be interconnected with other detectors asrequiredunderthissection.
FURTHER ACTION REQUIRED OF THE OWNER:
The Owner will complete all work described herein and
request inspection of all work by the Garfield CountyBuildingDepartment. All work shall be completed in
compliance with the stated provisions of the codes
currently adopted by Garfield County in a manner that
