Per our discussion:
The De LaCruz Residence structural design is in compliance with the 2015 IRC & 2015 IBC.
The 90 mph wind referenced on Sl is ASD 3-sec gust. The structural design complies with 115 mph ULT wind
load design per 2015 IRC & 2015 IBC.
The missing sheet 4 from the canned plans is foundation design. It is not part of the design package in it's
current state. Our structural foundation design on 52 will be used rather than sheet 4.I can forward their sheet 4
if you would like.

lam currently reviewing plansforyour new residence located atAspen Equestrian Estates, Lot E-9 but before we can
finalize our plan review & issue a building permit there is an item which first must be addressed:
o Missing Drawing Sheets - There are (2) sheets missing from one set of drawings (Sheets 4 and 5) and (1)
sheet missing from the other set of drawings (Sheet 5). Please submit full-size (24" x 36") copies of these
missing sheets to our office so that we can insert them into the plans for approval.
A couple of other items which don't require act¡on on your part, but l'd like for you to be aware of:
o Below Grade Living Spaces - The plat for Aspen Equestrian Estates states clearly that: "Âlo below grade
living spaces shall be perm¡tted". Although your set of drawings appears to conflict on this issue, the
exter¡or elevations indicate there ¡s a walk-out basement level (Rear Elevation on Sheet 2). Structural
foundation plan does not appear to indicate a basement, however. We will redline plans stating that
basement level living spaces are not permitted, and your building permit will be issued with this
requirement as a condition of our approval.
¡ Building Height - As indicated on plans the building height appears to be only 6" below the maximum 25-
foot height limitation. We will require that an as-built improvement survey by a Colorado licensed Surveyor
be provided at framing inspection to confirm that the structure does not exceed this limitation, and there
will be a condition of permit included on the plans to this effect.
Please provide us with the missing drawings at your earliest convenience, and after we receive these we will finalize our
review & issue a building permit at our earliest opportunity.
