Joe:
I am currently reviewing plans of your new home in Springridge Reserve, but before we can issue a building permit there
are a few additional items which must first be addressed.
These items are legal requirements of all homes located in Springridge Reserve PUD, Phase 4 as shown on the final plat,
and specific items include the following:
1. Soils Report— Please provide our office with a digital copy of the site specific soils report from HP -Kumar as
referenced on the drawings.
2. Geologist Report —There is also a plat note requirement for your lot to provide a Geologist's letter/report
stating that the location of your new residence does not have potential rock fall hazards associated with it. We
have recently reviewed several other lots up in Springridge Reserve, Phase 4 which also share this legal
requirement that must be met before we can issue a building permit. Other homeowners secured a letter from
HP -Kumar (the Geotechnical Engineer on your project) and it may be most expeditious for you to see if they can
assist you in meeting this requirement.
3. Engineered Foundation Plan — Please have your Architect (Ben White) confirm for us that the foundation plan
for this project has been engineered to comply with site specific considerations — including existing/proposed
topography and per requirements contained in the Soils Report by HP -Kumar. Please have Ben send me a direct
response to this item.
4. Fire Sprinkler System — Because your new residence exceeds 3,600 SF it is required to have a fire sprinkler
system, and you will need to provide a set of your plans to the local fire district here in Glenwood Springs. More
specifically, Ron Biggers, Glenwood Springs Deputy Fire Chief, is the person you need to contact in order to
address the requirements for design and construction of the fire sprinkler system for your home. I have taken
the liberty of copying Ron on this email so that you can contact him directly via email or by phone at 384-6480.
Ron typically will let us know when he has been contacted by you and received plans for your home.
Please submit a copy of the Soils Report, the Geologist's rock fall hazard report to our office and confirmation that you
have provided drawings to Ron Biggers at your earliest convenience. I will also look forward to receiving a separate reply
from Ben White, so that we may finalize our review of your project and issue a building permit.
If you need any additional information, please do not hesitate to contact me per information provided below.

Good to hear from you. Thanks for the email.
I attached a PDF copy of the Soils Report for the Koronkiewicz Residence.
The report has a provision for 4000 psf foundation bearing on bedrock however I sized the footers anticipating the
"weathered sandstone / sandstone bedrock" provision of 2000 psf. The foundation details include a perimeter drain. I
think Joe and Leslie are expecting the excavation work to be fairly extensive.
I will give you a call this morning to follow up if that's okay.

Got your voicemail message earlier today and wanted to follow-up with a square footage summary of the Koronkiewicz
Residence located at Springridge Reserve, Phase 4 — Lot 80.
By our calculations, the total fire area is well over the 3,600 SF threshold requiring a fire sprinkler system as follows:
Main Level Residence 2,525
Upper Level Bonus Room 595
Sub -Total of Residence 3,120
Attached Garage 835
Covered Patios 890
TOTAL FIRE AREA = 4,835
If you need to review a set of plans, you will need to request that from Joe & Melody Koronkiewicz, as we don't accept
digital drawing files & we only have the (2) full-size sets of drawings we need for office + job site use.

Thanks, After discussions with them today they are planning on installing sprinklers in their home in Spring Ridge
Reserve. Attached is a statement form Leslie. Please put this email in there file. Based on this declaration to Glenwood
Springs Fire Department you can issue them a permit to move forward, if they have met all your departments
requirements. Please contact me if you have additional questions.
