M-1 Occupancies Cannot Be Used For Human Occupauy
GENERAL REOUIREMENTS:
G-1 All references are taken from the 1988 Uniform Building Code (U.B.C.),
1988 Uniform Plumbing Code (U.P.C.), and the 1988 Uniform Mechanical Code (U.M.C.)
Also, refer to the generic drawings submitted by the owner, WM Smith. The last Sheet
shows a truss diagram, WM Smith has stated that he possesses a P.E. Stamp #10341., we do not
know what this signifies, but more importantly what state it was issued under, (Section 302 (b).,
shall apply U.B.C.).
The.pole barn type construction proposed is subject to (section 2907, (b)., U.B.C.) most
generally resembles this type of construction. However, the Garfield County Building Official
may require additional information.
G-9 It is our understan<ling that the owner desires to construct the house for himself and
therefore does not need a general contractor. However, it is the duty of the owner to notify the
Building Dept. when the construction is ready for inspection. Schedule the inspection at least one
day before such inspection. All work is subject to inspection prior to any cover up,
(Section 305, entire Section of the U.B.C.)
G-10 Utility cut permit is required when any installation of utilities (gas line, water line, etc.),
shall be placed in the County right of way or across any County roadway. Obtain this permit from
the Road and Bridge Office, either at 1015 School St., Glenwood Springs, Co 81601, or call
945-6111.
G-14 All grading on-site must comply with Chapter 29 and 70, of the U.B.C. (i.e., maximum
slope of cuts and fills, etc.) Provide adequate drainage away from the structure at all locations
around the building (use Section 2905 (t) and Section 2907 (5) of the U.B.C.)
G-15 Notify all utilities for line locations and approval prior to beginning any excavation on site
(Public Service Electric, Natural Gas, Telephone, etc.)
G-16 Submit engineer reports which indicate satisfactory means of compaction if fill is used for
bearing, under foundation systems, (Section 2905 U.B.C.), coordinate with the Building Inspector
as needed.
BWT DING CODE IIEMS:
B-1 Submit all or any special reports (i.e., soils tests, compaction reports, and engineered
drawings from Architects or Engineers) keep in mind that the Building Official may ask for special
reports from time to time, as deemed necessary per. (Section 302 (b), U.B.C.)
B-16 Provide premises identification which is legible from the street in accordance with,
(Section 513, U.B.C.)
B16.1 The truss members shall be protected with a weather resistive barrier per. (Section 1707,
(a)., U.B.C.) Felt paper does not comply with Chapter 42., flame spread, the use oftyvek is
acceptable. This product is best applied vertical, when not using sheathing, refer to this Code
Section.
Bl6.2 We have found manufactured trusses from a factory to be less money than trusses built on
the job. Top cord deflection and bending are acceptable. However, we have no control over the
construction of the trusses, (Refer to Section 2305, U.B.C.), which states that our trusses built in
the State of Colorado shall be accompanied by a Colorado P.E. Live Stamp. Coordinate with the
Garfield County Building Official.
B-4 7 Fiber glass panels are acceptable as sky lights, however, any glass material used shall be
subject to Chapter 34, _U.B.C.
Any other construction on the property is subject to additional permits. Plumbing
Mechanical, and Building Codes (Section 301, (a), U.B.C.)
G-l. l Every attempt is made by the Building Department to perform a thorough plan
review, however please be aware of (Section 303 (c) of the U.B.C., which states):
This issuance or granting of a permit or approval of plans and specifications
shall not be construed to be a permit for, or an approval of, any violation
of any of the provisions of this code or of any other ordinance of the
jurisdiction. No permit presuming to give authority to violate or cancel the
provisions of this code shall be valid.
The issuance of the permit based upon plans, specifications and other data
shall not prevent the Building Official from thereafter requiring the correct-
ion of errors in said plans, specifications and other data, or from preventing
building operations being carried on thereunder when in violation of this code
or of any other ordinances of this jurisdiction.
All construction shall be approved prior to the issuance of
Certificate of Occupancy
