STEELE BUILDING SITE
1. Description of the Environment
A. Soils and Geoloi:y
The said tract is located on alluvial river terrace material consisting of fine-medium
grained sandy silt mixed with rounded river cobbles. This material varies in
thickness (30'-50') and overlays Mancos shale bedrock.
B, Veeetation
Vegetation of the tract consists of pinon-juniper trees, sagebrush, various grasses
and cactus. The trees are concentrated on the north-eastern and eastern half of the
tract.
C. Slope and Aspect
Slope of the property varies from 2% -40%. The portion of the tract selected for
the two building sites averages 2% -8%. The southern portion of the tract hording
the County Road 240 varies from 15% • 40%.
D, Natural Hazards
Due to the elevated nature of the tract, flood hazard is nonexistant. Rockfall,
landslide and avalanche hazards do not exist.
2. Previous Land Use
The historical and present land use of the tract has been simply vacant land or
storage. The land has never been under cultivation and has very limited grazing
capabilities.
3. Existing Improvements and Utilities
Four-strand barbed wire fences are located on the north and west boundaries. An
electrical power line extends across the northern boundaries. An electrical power
line extends across the northern boundary and a multi-strand telephone line is
located along the county road on the southern boundary.
Existing access onto the elevated portion of the tract is via a 12' wide unsurfaced
road.
4. Water
A 5 gallon per minute water well was drilled, cased and tested during the spring of
1988 (see enclosed water test data).

5. Sewage
Sewage disposal for the residence will be provided by a septic tank and leach field.
6. Access
Access to the building site is provided by the existing road with drainage ditch.
An 18" diameter culvert will be installed in the county road ditch to provide
drainage.
