!'er your request, I have reviewed the Stowe residence plans. Based on our
conversation and the drawings you submitted to this office, there should
be no problem meeting the floor area ratio (PAR) requirements of the
County Zoning Resolution.
'l'his determination is based on the exclusion of all utility and storage
areas from the total floor area contained in the structure. In addition
to the areas you excluded in your calculations, approximately 350 square
feet of bathroom area can be defined as utility area for the purpose of
calculating net floor area. This would reduce the net floor area to 4,230
square feet, which is less than the maximum allowed.
As a note, it appears that the proposed future garage would not be allowed
by the county Building o:icte requirements for an M-1 occupancy. According
to Bill Thompson, the maximum garage area allowed on a lot with M-1
occupancy is 1000 square feet. You may want to clarify this point with
him when you get the building permit for the house. If you have any
