Box 1227 Glenwood Springs, CO 81602 RE: Talbott Addition Structural Review Dear Rob, ,. -iilll••a••l!Do--.... On May 21, 1991 I accompanied you on an inspection tour of the Talbott residence located near the end of the Main Elk Creek Road above New Castle. The purpose of the inspection was to review the existing structural condition of the residence and to advise you as to structural options for the proposed addition. This letter report summarizes our findings. The original home was a rectangular shaped log structure. The foundation was cast-in- place concrete. At some unknown date the area under the original house was excavated to provide storage space. Based upon exposed portions of the foundation stem wall, it appears that there is no footer under the wall. In addition, since the elevation of the floor of the storage space is lower than the bottom of the stem wall there is a p<!_t_e_ntial that the vertical cut could collapse in isolated areas, tqus undermining the foundation wall. The structure appears in -reasonable condition considering its age and the standard of construction at the time. The visual inspection revealed ng ___ gac!tingin the foundation or settlement. We saw no indications in the interior of the home which would indicate st~~ur~J;>r.oblems. Si~celt~-not possible to ~ess the attic space, this area was not inspected. _ At some unknown date a 55'x 14' addition was added northeast of the original house. This addition rests on a concrete masoruy unit (cinder block) stem wall. Based upon your investigation of the foundation, it rests on a 24" wide footing. The area under the house is a crawl space accessed through the original home foundation wall. I did not observe any condition in the addition that would indicate any.QQ~~!ltial stru_1:tural problems. The proposed construction would involve adding a second story over a portion of the addition and extending 12 feet past the existing northeast wall. The addition would be supported on the original concrete foundation wall, the existing northeast cinder block wall and on new foundation piers. This design provides the best alternative for support since it minimizes the amount of excavation and materials needed for construction. It will, however, be imperative that you excavate to undisturbed material and that th~J?gttpm9f ~~~!<1rJ1e pli,lc~d .below l'rost penetration from the slopi~ ~~· ·Based upon your design, we estimated that the bearing pressure will not exceed 7SO psf, a reasonable amount considering the conditions and observed soil type. Any time that you add weight to an existing structure that does not have accurate as·built drawings, there is some risk that the new construction could have an adverse affect. The magnitude of this risk can only be estimated. We foresee two areas where there could be an impact. First, the overexcavation of the original log structure basement area increases the potential for localized collapsing of the vertical cut bank if the soil becomes saturated. Assuming bridging of the collapsed area by the log walls above and the existence of assumed reinforcing steel in the stem wall, this collapse should not result in a catastrophic failure. Second, the addition of point loads on the cinder block stem wall below the beam support points could produce localized crushing of the stem wall or cracking of the footer if there is not a reasonable amount of reinforcing steel in the footer. We have competed a review of your plans. From a structural standpoint, we agree with your selection of beam sizes and connections. It is our opinion that there is only a small risk of the failure of the original house foundation wall if there is not additional excavation in the basement and if the basement area remains dry.
