After reviewing with Matt Provost, we have some concerns that the office now resembles to a great degree an additional Accessory Dwelling Unit, because it includes both a full bathroom & a very kitchen-like "wet ba/'. Although your property is allowed to have one ADU, it is not allowed a second ADU without first obtaining a Land Use Change Permit. ln order to clear up this discrepancy with Garfield County's Land Use & Development Code, Matt & I agree that if you were to install a door between the Office and the ADU it would resolve this problem. The other option would be for you to eliminate the shower from the Office bathroom, effectively making it a powder room. Either of these alternatives is acceptable to us, and given where Matt said you are in the construction process it sounds like either of these options should be relatively easy to incorporate into your project. Please let us know how you'd like to proceed with this issue and we'll look forward to receiving the appropriate resolution in drawing form so that we all are working from the same baseline set of plans.
