It has come to the attention of the Bureau of Land Management (BLM) that there appears to be
some confusion about authorized users of public land and routes beyond your private land. The
land you have purchased from Maureen Jewell is accessed via a BLM right-of-way (ROW),
COC 35137. This ROW is held by the Jewell Family *Partnership and it provides for access
across the BLM for your parcel and several property owners beyond you. As you may or may
not know, the Jewell Family Partnership, in exchange for rent-free legal access across the BLM,
provided the United States with a nonexclusive road easement across the private land now in
your ownership.
This easement is for the full use of the above described property as an access road for the United
States of America and its authorized licensees and permittees for all lawful and proper purposes
on lands owned, administered, and controlled by the United States of America. It does not
provide for the right of access for the general public to lands owned, administered and controlled
by the United States of America.
The ROW and the easement to the United States were renewed in 2013 with an expiration date
of 12/3112042.

KNOW ALL PERSONS BY.THESE PRESENTS, That fo and in consideration of a
Right -of -Way granted by the United States epartment of Interior, Bureau of
Land Management under the authorizatio number Colorado 35137, as provided
herein the Jewell Family Partnership, /hereinafter called Grantor, whether one
or more, does hereby.grant to the UNITED STATES OF AMERICA, and its assigns, a
.nonexclusive easement to use, maintain, improve, relocate, and repair a road
across the following -described real property situated.in the County of
Garfield, State of Colorado, to wit:
A parcel of land lying in the Northwest quarter of the Southweot
quarter (NWkSW') of. Section 23, Township 6 South, Range 93 West, Sixth
Principal Meridian, Gar'_ald County, Colorado.
The parcel of land to which the above description applies contains 1.52
acres, more of Set.
The said parcel being all that portion contained in a strip of land
1320 feet in length, 50 feet in .width, 25 feet on each side of the
existing road centerline. Exhibit A, attached hereto and made a part
hereof.depicts the road location.
The grantee shall cause the road which is located in the -above-described
right-of-way to'be maintained in.good repair.during.periods of use by the
grantee or its licensees and to be left in as good as condition as prior to
such use.
The easement herein granted is for the full use o£ the above described
property as an access road for. the United States of America and its authorized
licensees and permittees for all lawful and proper purposes on lands owned,
administered and controlled by the United States of America. The easement
herein does not provide for the iignt of access for the general public to
lands owned, administered and controlled Ly the United States of America.
The easement herein granted is subject to the effect of reservations and
leases, if any, of oil, gas, and minerals in and under said land.
TO HAVE AND TO HOLD said easement unto the UNITED STATES OF AMERICA,.for a
term commencing on July 10, 1984 and continuing until expiration of the rights
granted under the authorization shown above and subject to renewal or
extension of the authorization of Colorado 35137.

Grantor covenants and warrants thatthey are lawfully seized and possessed of
the land aforesaid and has the full right, power, and authority to execute
this conveyance, and that said land is free and clear of liens, claims, or
encumbrances, except as shown above, and that they will defend the title to
the easement conveyed herein and quiet enjoyment thereof 'against the lawful
claims and demands of all persons.
