Mountain Springs Ranch Garfteld County, Colorado cowc Job No. C113 Mr. Littler, CHURCH owe, LLC (COWC) performed a site visits to observe the installation on the onsite wastewater system (OWS) for the proposed residence. An OWS design report was prepared for the site by COWC under Job No. C119 dated October 6, 2005. Tim Petz performed a site visit on 10-17-05. At the time of this site visit the sewer pipe, 1500- gallon, 2-compartment septic tank, 2-inch effluent line, distribution box and drain field trenches were installed, ready for backfill. The drain field consisted of four chambered trenches with 11 chambers per trench for a total area of 558 square feet. On November 3, 2005 Ed Church observed the Orenco pump system. The trenches had been backfilled, except the ends of the trenches, which can now be backfilled. The observation pipes had been installed at each trench. The components of the OWS appeared to be installed in general conformance with our plans and specifications, and as per the attached as-built drawing. The design was prepared for Individual Sewage Disposal System (ISDS) permit submittal to Garfield County Health Department (GCHD). You provided the percolation data. SITE CONDffiONS The investigated site is a 35-acre lot. A site plan is indicated on Figure 1. The site is located in a rural area where OWS and well are required. The area of the proposed drain field slopes to the east at a grade of about 7%. Vegetation at the proposed drain field area consists of a moderate cover of grasses and random shrubs. PROPOSED CONSTRUcnON A four-bedroom single-family residence is proposed. The proposed residence will be served water by an onsite well as indicated on Figure 1. In accordance with the ISDS regulations, the sewage load for a four-bedroom residence is 600 gallons per day (GPO). The peak sewage loading is 900 GPO using a 1.5 peaking factor. SUBSURFACECONDmONS Subsurface conditions were explored by excavating a profile pit in the proposed drain field area. The locations of the pit and percolation test holes are indicated on Figure 1. Subsurface conditions obselv- ed in the pit consisted of 6 inches of clayey topsoil underlain to 24 inches by sandy clay underlain to 6 feet of clay, the maximum depth explored. Water was not encountered in the test pit. Six percolation test holes were excavated at the locations indicated on Figure 1. Two of the percolation test results were not used because they did not hold water. The percolation test results ranged from 34 to 48 minutes per inch (MPI). Percolation test results are presented on Figure 6. The average percolation rate was 40 MPI. P.O. A 1500-gallon, 2-compartment precast concrete tank is proposed. The second compartment of the tank should have an effluent pumping system. A manufacturer diagram of the proposed septic tank is presented on Figure 4. It is recommended that chambers be used. A 50% reduction in the drain field size is included for using gravel-less chamber trenches. Four 3-feet by 60-foot chamber trenches are proposed, for an absorption area of 592 ft2. Each trench will contain 15 Quick 4 chambers. Typical drain field details are presented on Figure 3. Vehicular movement over the field area should be kept at a minimum to avoid compaction of the receiving soils. Dump trucks and rubber-tire backhoes are to be kept off of the proposed field area. The surface of the field should be seeded after installation of the system. A seed mix, such as "Pasture, or Prairie" should be used. These mixes do not require irrigation and develop a growth 10 to 15 inches high. No automatic sprinkler system should be installed over the field. Vehicular traffic and small livestock pastures should be kept off the drain field. EFFLUENT PUMPING SYSTEM The Installation of an OSI Biotube" Pump System is recommended. Ed Church is a non-participating owner of SCG Enterprises, Inc., which is a local distributor for Orenco Systems, Inc. The OWS contractor can propose alternative products. The proposed pumping system and substitutions must meet the following minimum specifications: Pumps -The pump selected for the pump vault should have a minimum capacity of 30 gallons per minute, a minimum Total Dynamic Head of 18 feet. A minimum power rating of 1/2-Horsepower (230-volt) Is recommended for the pumps. The pumps shall be UL and CSA listed as an effluent pump. OSI model P30 High Head pump (230-volt) is recommended. Am:'$ Risers-Access risers that extend to final grade must be provided. The risers are to be watertight and attached to the septic tanks such that a watertight seal is provided. Risers should be rated for the appropriate load requirements. Discharge Assembly-The pump discharge assembly (OSI cold weather version) shall have a disconnect union accessible from the ground surface to allow for easy pump replacement. The discharge assembly shall be plumbed with a weep hole (and air relief valve at the high point near the ADV) to allow drainage between cycles to minimize freezing potential. Float Switch Assemblies-The on/off and high water alarm noat switches are to be aa:essible for adjustment without removing the pumps or vault. Pump noat switches should be set to discharge approximately 100 gallons per dose to the drain field. Bectrical Splice Box-The splice box shall be UL approved for wet locations. All wire splices are to be completed with UL listed waterproof splice connectors. Controls and Alarms-Controls and alarms shall be listed per UL 508. Controls are to include a toggle switch for manual operation of the pumps; separate dedicated circuits for the pump and the high water alarm; an audible and visual alarm; and an elapsed time meter. Panel is to be NEMA 4X rated. OWS Design, C113, 10-6-05 Page 3 Location -The pump control panel is to be mounted within sight of the pump system. The panel is to be located such that the alarm can be readily seen and heard (remote alarms to a location within the building can be provided). The panels are to be mounted at convenient heights to allow access and maintenance. INSTALLATION OBSERVATIONS The installation of the OWS is to be observed by the design engineer. These observations include drain field construction observations. Other observations are prior to backfill. At those times, the septic tank and pumping system are to be installed with risers on the tank, and inlet and outlet con- nections properly bedded. The drain field shall have distribution pipes in place. A final observation is required once the electrical connection has been made prior to placing the OWS into service. Our office should be called at 720-898-3434 to observe the installation at least 24 hours in advance. These observations, any repeat observations, design revisions, staking of drain field or additional site visit requirements are not included with this design and will be at an additional unit rate fee. OPERATION AND PREVENTATlVE MAINTENANCE SCHEDULE The goal of an operation and maintenance schedule is to observe the operation and perform minor maintenance to the OWS to allow for proper, Jong term functioning of the system. We suggest an operation and maintenance schedule or contract with a private maintenance company exist. Septic tanks: The scum and sludge accumulation in the septic tanks should be monitored year1y. Once the scum or sludge thickness reaches 25% of the chamber depth, the entire chamber should be pumped. We anticipate a pumping frequency of 1 to 3 years at design flows. An alternative is a regular pumping frequency of every year. Filter and Effluent Pumping System: The effluent filter at the septic tank discharge should be cleaned (hosed off) at the time of pumping or as needed. The effluent pumps should be checked semi-annually to ensure pumps are functioning proper1y. If the alarm sounds, the pumps and floats should be checked and/or serviced immediately. Drain Reid: The surface around the fields is to be observed monthly for signs of failure such as lush vegetation growth or effluent ponding. Liquid levels in each field section are to be observed through the observation pipes and levels recorded. Flow to each field is to be controlled through the distribution valves and should be diverted if effluent is observed ponding in any trench. General: System users must realize an onsite wastewater system is different from public sewer service. There are daily considerations such as not putting plastic or other non- biodegradable material into the system. Water use should be monitored so toilets are not allowed to run when seals malfunction. Allowing fixtures to flow continuously to prevent water lines from freezing is not acceptable. Although the proposed system can accommodate variable flows, spreading water use over several hours and eliminating peak flows is recommended. To Illustrate the point, a malfunctioning toilet can consume in excess of 1000 GPD. Excessive daily loading could flood and irreparably harm the OWS. We caution against installation of a water softener. The chemical and hydraulic loading from the backwash of a water softener may be detrimental to the ows and a separate drywell should be constructed for the backwash waste, if a softener is installed. No landscaping or plastic can be used over the field, which will reduce performance of the field. The design of the OWS is based on the treatment of domestic sewage only. Swimming pool or spa water is not to be discharged into the OWS. OWS Design, C113, 10-6-05 Page 4 The proposed system design is based on design flows in the report. Increased flows may hydraulically or organically overload each respective OWS, causing premature failure. LIMITATIONS Our investigation, layout, design, and recommendations are based on data submitted. If conditions considerably different from those described in this report are encountered, we should be called to observe the conditions. If proposed construction is changed, we should be notified to evaluate the effect of the changes on the wastewater system. All construction is to be in accordance with the Individual Sewage Disposal System (ISDS) regulations. Pipe type and size, burial requirements, and other specifications, which are not depicted in our report, are to conform to the requirements of the ISDS regulations. The installer of the system is to be approved by the GCHD and is to have demonstrated knowledge of the ISDS regulations and requirements.
