Re: Partition Wall Observation

On site 6-22-17 to observe interior partition wall framing in-place. The intent of visit
and Memo is to observe framing conditions, and to present any construction concerns
with recommendations.
No warranty or guarantee is expressed or implied in this report with respect to the
structural components or the integrity of the building. This report is limited to the
observed and described construction conditions only. Our services do not include
determining the presence, prevention,, or the possibility of mold or other biological
contaminants to develop.
The building is a new pre-engineered steel building. The observed interior partition
walls are assembled of 2 x 4 and 2 x 6 wood studs spaced 16" on center. These 8 -feet tall
walls are independent of the primary building shell, and considered as non-structural.
The lid over these walls are comprised of I -joists 11 7/8" BCI / 6000 series spaced 16"
on center, span 14 -feet, and sheathed with 3/4" plywood.
The 2 x 4 and 2 x 6 wall bottom plates are observed as treated, bearing on a concrete
slab on grade_ Most bottom plates are observed to be anchored to the concrete with
bolts spaced 4 -feet on center.
Conclusions
Framing workmanship appears very good, with clean lines. Top plates are doubled
with proper laps. Joists and studs appear to properly align. Door headers are
adequately sized and framed properly with king studs and trimmers. Wall studs are
braced with sheathing by plywood at some areas, and gypsum board at the rest.
The Boise Cascade specifier guide indicates a Live Load capacity of this lid framing at
80 psf. Slab on grade concrete appears in very good condition.
Recommendation
Where wall bottom plate is not anchored to the slab, provide connection system spaced
at 4 -feet on center. This connection can be accomplished with concrete screw anchors,
power activated pins, expansion bolts, or deformed driven pins.
Summary
With attention to the recommendation above, I find no partition framing concerns.
