As you probably know, Glenn is our resident Sr. Planner who is most familiar with FEMA & floodplain issues. Because the proposed retaining walls, planters & patios extend towards the Roaring Fork River, we will need to receive a site plan illustrating the location of both the 100 -year floodplain and the 35' setback from high water mark along the river before we can approve this building permit. This information needs to be prepared by either a Professional Engineer or a Licensed Surveyor and properly referenced as such. Since you have already consulted with Resource Engineering, perhaps they can provide you with assistance in fulfilling this requirement?
