1) ALL WORK SHALL COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE (I.R.C.)
AND 2009 INTERNATIONAL ENERGY CONSERVATION CODE (I.E.C.C.)
2) IMPROVEMENTS ARE SUBJECT TO ALL APPLICABLE ITEMS CONTAINED IN THE ATTACHED
"GARFIELD COUNTY BUILDING REQUIREMENTS". NUMBERED REFERENCES NOTED ON
PLANS REFER TO SPECIFIC ITEMS ON THIS LIST.
3) OPEN -HOLE SOILS REPORT REQUIRED AT FOOTING INSPECTION TO VERIFY 1500 PSF.
4) PROVIDE A LOT IMPROVEMENT SURVEY AT FOUNDATION INSPECTION TO VERIFY THAT
ALL STRUCTURES ARE FULLY CONTAINED WITHIN THE PLATTED BUILDING ENVELOPE
INCLUDING ROOF OVERHANGS, DECKS & PROJECTIONS.
5) A BUILDING HEIGHT ELEVATION SURVEY, SEALED BY A COLORADO PROFESSIONAL
LICENSED SURVEYOR, IS REQUIRED AT FRAME INSPECTION TO VERIFY COMPLIANCE OF
AS -BUILT ROOFS WITH GARFIELD COUNTY'S 25 -FEET MAXIMUM BUILDING HEIGHT
LIMIT AS DEFINED IN THE LAND USE & DEVELOPMENT CODE AND AS FOLLOWS:

6) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD.
ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL
FINAL APPROVAL IS REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
7) NOTE: GARFIELD COUNTY'S BUILDING DEPT. WILL PROVIDE INSPECTIONS THROUGH
COMPLETION OF FOUNDATIONS, BUT WILL NOT CONTINUE BEYOND THAT POINT
UNLESS THE PROPERTY OWNER HAS COMPLETED A FINAL AMENDED PLAT, WHICH IS
REQUIRED TO CORRECT A SURVEY ERROR WITH REGARD TO THE BUILDING ENVELOPE
AS SHOWN ON THE APPROVED PLANS. ANY CONSTRUCTION COMPLETED PRIOR TO
EXECUTION & RECORDING OF THIS AMENDED FINAL PLAT SHALL BE DONE AT THE RISK
OF THE HOMEOWNER & CONTRACTOR.
