RM Construction FROM Frank Rtnaldi SUBJECT: Lot 34 Ironbridge Subdivision Garfield County, Colorado Lindauer Dunn, Inc. Job #16,089 It was brought to our attention that some of the framing for the above mentioned structure does not correspond with the framing plans. The issues include: 1. The roof trusses do not extend the full depth of the house in the area above the front entry. A header was installed to stop the trusses which run over the Living Room in order to create a dormer above the front entry. A double Boor joist was used in the floor framing to support the stud -pack which carries the end of the header. The double joist will not work to support the dormer header that was installed You would need to pack out the joist web and install a 9.S" LVL on either side. The LVLs need to be continuous between the floor beams and you can block down to the existing floor beams for bearing. Attach the 9.5" LVLs to the existing joists with 3 rows of 10d (3") box nails at 6" o.c. Pack solid between the sill plate and the subfloor at the header posts in the garage wall. 2. A window opening in the Master Bedroom was increased to 6"-O but still using a (2) 2x 10 header_ The (2) 2x10 header for the 6'-0 opening in the Master Bedroom will he adequate since it is on the gable end wall, 3, The bearing studs for many of the window headers were spliced, As we discussed, a continuous stud may be added to the outside of the stud pack. 1 t you have any questions, please do not hesitate to call.
