I unexpectedly needed to travel out of state for a few days & returned to the office yesterday. As I am now looking to finalize my review of your plans, I noticed that there really aren't very many construction details included in your building permit set of drawings. Are there additional architectural & structural details now available for us to review? lf so, can you please submit to our office for inclusion in this set of plans? ln particular, we are looking for additional information about the following Architectural detailing of various construction assemblies (walls, floors, roofs, ceilings, etc.) including insulation at the building's thermal envelope. Structural detailing at wall & floor framing, roofs, chimneys, etc. Knowing that Aspen Glen requires more detailed information than what's included in these plans we now have, l'm hopeful that your team already has completed many of these items and perhaps they simply weren't yet completed when submitting for your building permit. lf you could let me know if/when we can expect to see additional detailing as described above, l'd greatly appreciate it Our preference is to receive full-size (24" x 36") sheets so that we can easily insert into the remainder of the approved plan set. Once we have received these additional items we should be able to quickly finalize our plan review and issue your building permit. P. Kumar. I wasn't aware of the 6.2k rule. I planned on putting in an FPS as a matter of general safety and security anyway The designer of that system is Phillip Roe, a NICET standard FPS designer. Knowing that Garfield county uses the NFPA standard, I had a conversation with Bill Gavette of Garfield county FPD. Asked if there was a cross tie between the two standards or if Garfield county would accept the NICET standard design. His words were to the effect of "yes, however he would do a calculation for the system anyway". He offered up ideas to make the system a better "fit" with Roaring Fork Water System. Phillip: Garfield county is only able to offer a 314" Tap size at the lot Scott I'm sure will answer the questions on drawing scale and building height. But before we can finalize our plan review there are several items for which we need additional information and/or clarification including the following: a. Soils Report - Please provide our office with a d¡gital copy of the soils report by HP-Kumar as referenced on the structural drawings. b. Fire Sprinkler System - Because this residence exceeds 6,200 S.F. in fire area the building is required to have an automatic fire sprinkler system installed as required by Aspen Glen's Final Plat. You will need to submit a set of plans to Bill Gavette at the Carbondale Fire Protection District for his review. ln addit¡on to receiving confirmation that you have submitted plans to the Fire District, you will also be required to arrange with the Fire District to provide rough-in inspection and a final report as a condition of our approval. All plans, elevations and sections are shown asLf 4" = !'-O" but, in fact, these drawings more closely approximate3f L6" = !'-O" (however that scale still isn't accurate either). Given this inaccuracy in the printed plans, we are limited in our ability to review building height. However, based on the best calculations available to us, it appears as though the upper roof over the garage is approximately 26-feet above the average natural grade (exceeding the 2S-foot height limitation). Please provide our office with additional back-up calculations and/or accurately scaled copies of the exterior elevations and building sections so that we may independently confirm that design meets building height limits. For example, it would be useful for us to have the following information illustrated on exterior elevations andlor building sections depicting the area in question: (a)Average Natural Grade = 6064.5 per Site Grading & Drainage Plan; (b) reference datum or dimension which shows this natural grade to be L'-8 Tr" below main level finish floor; (c) elevation heights of ridgeline and eave elevations at the upper garage roof; and (d) plumb line measurement between average grade and mid-point of this roof. Please contact our office should you have any questions about the above referenced items.
