Notes:
The parcel from which this exemption is made is recorded. in Garfield County
records in Book 1151 at Page 248 and contained 39.44 acres prior to the exemption.
Basis of bearing for this survey is N00'48'12" A' between the SE and NE
corners of Section 31, T6S,R941I of the 6th P.M. The SE corner is an original
stone with 5 notches on the east face and one notch on the west face. The NE
corner is an aluminum standard corner set by the BLM stamped 29, 30, 31, &
32, T6S, R94W,1982.
Symbol "$" indicates 5/8 rebar and 2" dia. alum. cap. stamped LS #9009.
Symbol "0" indicates rebar and plastic cap stamped LS #9009.
The minimum defensible apace distance shall be 30 feet on level
terrain, plus appropriate modification to recognize the increased
rate of fire spread at sloped sites. The methodology described in
NFPA 299 "Standards for protection of life and property from wildfire"
The individual lot owners shall be responsible for the control of
noxious weeds.
Soil conditions on the site may require engineered septic systems
and building foundatio7w. Site specific percolation teats at the
time of building permit submittal shall determine specific ISDS
needs on the site.
All exterior lighting shall be the minimum amount necessary for
safely and security and all exterior lighting shall be directed
inward, except that provisions may be made to allow for safety and
security lighting that goes beyond the exemption parcel boundaries.
No open hearth solid -fuel fireptaces will be allowed within the
exemption parcel. One (1) new solid fuel burning stove as defined by
C.R.S. 25-7-4a, et. seq. and the regulations promulgated thereunder
wilt be allowed in any dwelling unit. All dwelling units will be
allowed an unrestricted number of natural gas burning stoves and
appliances.
