Public Hearing for a Commercial Park Special Use Permit with a business office/studio for conduct of arts and crafts and a residence located 5 miles Southeast of Glenwood Springs, North of Cattle Creek turnoff on Highway 82. APPLICANT: Slim's Taxidermy Donald and Bonnie Waechtler ZONING: C/L ACCESS: By Highway 82 to frontage road SEWER: Individual septic WATER: Existing well; also has one share in Cattle Creek Water User's Association Applicant can be served electric, telephone, and heat by existing utilities. The applicant is proposing to use an existing dwelling for a business office/studio for conduct of arts and crafts and a residence. The business/commercial operation will occupy 1200 square feet; and the applicant has provided sufficient parkins spaces (8) based on the com- mercial and residential uses proposed, as per county regulations. Customer traffic is expected to range from 10 customers per day at the heaviest, to 1-2 customers per day during slow times. PREVIOUS HISTORY: The applicant was posted for a zoning violation in March, 1982. This application is submitted to bring the applicant in compliance with the county zoning regulations. - RECOMMENDATION FOR APPROVAL WITH THE FOLLOWING CONDITIONS: All proposals of the applicant shall be considered conditions of approval unless stated otherwise. The allowable uses shall be as follows: Two uses,including a business office/studio for conduct of arts and crafts, and a residence. TI PFROR I 9:15 A.M. Public Hearing for a Special Use Permit for an open pit sand and gravel mine and asphalt and concrete batch plants located 2 mile South of Silt, on an island in the Colorado River West of County Road 311. (SEE ATTACHED INFORMATION SHEET) 10:15 A.M. Public Hearing for a Special Use Permit for a natural gas pipeline located 9 miles South of New Castle on County Road 313. APPLICANT: ZONING: Northwest Pipeline Company A/R/RD The applicant proposes to build a 4i" pipeline to tie into the existing trunkline in the area. (See map) This will require a 50' R.O.W. 1 miles long. The pipeline will be buried 3-5' below ground surface. Any above -ground facilities will be painted an environmentally -sensitive color. The Division of Wildlife had no comments on this proposal. The County Road and Bridge Supervisor recommended a bond of $100,000 to ensure the condition of County Road 313 and any needed improve- ments, upon completion of the pipeline construction. Unless additional concerns arise at the hearing, the staff recommendation is for APPROVAL with the following conditions: 1. All proposals of the applicant shall be considered conditions of approval unless stated otherwise by the Board.
