HomeMy WebLinkAboutConditions of PermitCONDITIONS OF PERMIT BLRE-02-18-5108 Colorado Rocky Mountain School Alteration of Existing Building into New Two -Family Residence 1493 County Road 106 — Carbondale, Colorado 1) ALL WORK SHALL COMPLY WITH 2015 INTERNATIONAL RESIDENTIAL CODE (I.R.C.) AND 2009 INTERNATIONAL ENERGY CONSERVATION CODE (I.E.C.C.) 2) IMPROVEMENTS ARE SUBJECT TO ALL APPLICABLE ITEMS CONTAINED IN THE ATTACHED "GARFIELD COUNTY BUILDING REQUIREMENTS". NUMBERED REFERENCES AS REDLINED ON PLANS REFER TO SPECIFIC ITEMS ON THIS LIST. 3) WORK SHALL COMPLY WITH "RURAL" ZONE DISTRICT REGULATIONS PER GARFIELD COUNTY'S LAND USE & DEVELOPMENT CODE, AS WELL AS ALL CONDITIONS OF THE SPECIAL USE PERMIT. 4) BUII.DING IS APPROVED AS A TWO-FAMILY DWELLING (WITHOUT FIRE SPRINKLER SYSTEM) PER I.R.C., SECTION R302.3, AND AN UNDIVIDED OWNERSHIP INTEREST IN THESE RESIDENTIAL UNITS IS REQUIRED UNDER THIS PROVISION. 5) FIRE -RATED AREA SEPARATION BETWEEN RESIDENTIAL UNITS SHALL INCLUDE THE FOLLOWING: (A) WALLS & FLOOR ASSEMBLIES BETWEEEN RESIDENTIAL DWELLING UNITS SHALL CONSIST OF ONE-HOUR FIRE RATED CONSTRUCTION AND SHALL EXTEND THE FULL EXTENT FROM TOP OF FOUNDATION TO UNDERSIDE OF ROOF SHEATHING. (B) PENETRATIONS AT FIRE -RATED WALLS OR FLOOR/CEILING ASSEMBLIES SHALL COMPLY WITH I.R.C., SECTION R302.4 REQUIREMENTS. 6) PRIOR TO CONSTRUCTION, APPLICANT SHALL CONTACT LOCAL FIRE DISTRICT FOR FIRE CODE REQUIREMENTS INCLUDING: FIRE ALARM SYSTEM, EXTINGUISHERS & OTHER PERTINENT ITEMS. FINAL APPROVAL REPORT FROM FIRE DISTRICT IS REQUIRED PRIOR TO FINAL BUILDING INSPECTION & CERTIFICATE OF OCCUPANCY. 7) VERIFY AND SECURE ASSIGNMENT OF NEW ADDRESSES FROM GARFIELD COUNTY'S COMMUNITY DEVELOPMENT DEPT. FOR EACH OF THE (2) NEW RESIDENTIAL UNITS. 8) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD. ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL FINAL APPROVAL IS REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
