The subject property is bested about midway between Glenwood Springs and Carbondale in the
southeastern portion of unincorporated Garfield County, Coiorado. it fronts on the northeast side
of Garfield County Road 114 (also known as CMC Road) about 930 feet east of its intersection with
Colorado State Highway 82. The property consists of two contiguous parcels with gross area of
3.86 acres, but useable area of around 30,000 square feet. Tract A, The front portion, is improved
with a prefabricated metal offiiceWrarehouse building with 6,500 square feet of gross area. Tract 6,
situated north of Tract A and lacking road frontage, has utility hook-ups for an existing mobile
home, but is otherwise unimproved This appraisal addresses real property value only. It gives no
consideration to the value of the existing mobile home or other personal property, trade fixtures,
business value, or intangible assets.
The property is legally described as part of Lot 8, Section 1, Township 7 South, Range 89 West of
the Sixth Principal Meridian, County of Garfield, State of Colorado. Detailed metes and bounds
descriptions are presented in the Addenda on page 63. The sites are further identified by tax
identification numbers 2395-011-00-156 (Tract A) and 2395-011-00-157 (Tract B). They have a
designated street address of 0097 County Road 114, Glenwood Springs, Colorado 81601.
