However, before we can finalize our plan review & issue a building permit there are a couple of requirements imposed by the subdivision plat which must first be addressed: A. Soils Report — Based on specifications included on the Structural drawings prepared by Ernest Kollar, it appears as though a soils report for this property was conducted in 1998 when the residence was built. Can you please submit a digital copy of this report to our office? The County's database system doesn't include this soils report. B. Site Grading & Drainage Plan as prepared by a Colorado licensed Professional Engineer — Per plat note #2 (attached) we require that an Engineer prepare & wet -seal this Engineered site grading plan. Regarding the drainage/grading plan by an engineer, I do not have that for you at this time. I thought that since all the requirements for the home construction (soils/drainage/septic) were satisfied with the original permit in April 1998, that a detached garage would not require the engineers stamp on a site/drainage plan. Let me know if this is something we can work around in order to release a the building permit. Most of the grade difference is related to measuring the height at the over -dig and not where the grade actually will intersect the wall. The contractor will need to keep the grade where originally planned and blend the final grade, including the swale, into the hillside above. Due to the manner in which the grade naturally slopes to the east and south there will be plenty of positive surface drainage around the back of the garage on the east side. The concrete walls around the garage should be backfilled with a 1 foot thick layer of free draining material (full height) separated from the natural backfill with a layer of filter fabric. A 4" perforated drain, behind the wall, above the footing, with high point at the northwest corner and sloping each direction, shall wrap around each side of the garage (east and west sides) and pass under the driveway and daylight to the downhill side. Between the garage and the house, I understand a geo grid retaining wall is planned but the system has not yet been selected. The system should have a permeable face to relieve any hydrostatic pressure. These systems are generally "pre-engineered" where construction information can be obtained from tables based on wall heights. Since surface drainage behind this wall is somewhat trapped, a perforated drain near the surface should be installed and daylighted on the down hill side. This drain should be separate from the west garage drain so any surface drainage doesn't feed the garage area. If gutters are installed on the garage roof, they should not be connected to the underdrain system. For the slope south of the driveway, a 3:1 maximum slope is recommended. The surface should be seeded with native grasses to prevent erosion. If this cannot be achieved it could be increased to a maximum of 2:1 with additional boulders and rocks to prevent erosion. Anything steeper would require a retaining wall but based on the information you provided, it does not sound like it is necessary.
