Permit #BLRE-03-18-5120 Attachments: GarCo Bldg Reqts-2016.pdf Cody: I have reviewed your set of plans for a new single-family residence located at 47 Willow View Way, in Battlement Mesa. However, this set of drawings contains many inconsistencies and does not provide all of the information we require to be able to issue a building permit at this time. Please address the following items so that we can finalize our review/approval of your building permit application: 1. Foundation Plan & Details (Sheet S1) — Provide foundations and framing for deck located on NW corner. Also provide specifications and/or details of posts, beams & connections. 2. Floor Framing Plan — This plan does not provide adequate information for us to review at this time. We suggest that you have either your Structural Engineer or lumber supplier provide accurate floor framing plan (or floor joist shop drawings) which include the following information: a. Floor joist size, spacing, hardware & connection details b. Transfer beam sizes, hardware & connection details c. Floor sheathing specifications d. Exterior perimeter stud wall size, spacing, specifications and shear walls e. Provide deck framing joists, beams, posts & foundation sizes, connections and details f. Provide verification that foundation & framing plans comply with Garfield County's minimum structural requirements (see attached) 3. Floor Plans — There are many inconsistencies between the floor plans and exterior elevation drawings and the following items need to be corrected, revised or otherwise addressed with updated plans submitted to our office: a. Deck needs to be shown at NW corner (as noted above) b. Mechanical room needs to be shown. Also what type of mech. equipment will be included? c. Basement — A partially finished basement is not allowed in Garfield County, and basement needs to be designated as entirely finished space or unfinished. Assuming that you will be finishing off the entire basement, we need to see the intended use of all interior spaces (bedroom, bathrooms, etc.) 4. Exterior Elevations — a. Numerous items are not included or properly shown to match floor plans including: windows, doors, deck at NW corner, etc. b. In addition, there is no information provided about finish grades to accommodate the walk -out basement level. Does the site have naturally steep grades that allow for a one-story difference from front to back? If not, how will this grade change be accomplished to accommodate the doors and windows shown? If retaining walls are required, they may need to be designed by a Colorado licensed Engineer. c. Is the window well shown on the Right -Side Elevation the only location for this item? (at the bedroom windows) Please submit a response and/or revised drawings to our office at your earliest convenience so that we can finalize our plan review and issue a Building Permit for your project.
