I am currently reviewing an addition to an existing modular residence for Jaime Araujo Romero located at 3911 County
Road 100 in Carbondale. He provided us with a copy of a structural engineering report from you dated March 28, 2018.
Unfortunately, he did not provide us with a copy of the previous letter/report which is referenced in your 3/28 report.
Is it possible for you to send over a copy of this previous report so that we can review the entirety of structural
information & analysis that SGM has prepared to date for Jaime's benefit?

It might be helpful to do a site visit. Wade may have already to see if there is a kitchen and also the scope of
work. Since this is a violation, it is good he has summited a permit application...baby steps.
Let's start the plan review with what we have and communicate the items missing in addition to anything not listed
below.

Attached is what he submitted as his building plans and they are lacking significant details regarding his framing, roof
structure and foundation. So he would need to provide those details before we would even review his application.
Because the work was done without a permit, we may also require an independent structural engineer to verify that the
addition meets our minimum building requirements and he may be required to open up walls so that we can inspect his
plumbing.
It does show what I can only assume is a second kitchen as well as an addition of 2 bedrooms, making a total of 5
bedrooms for the entire residence. According to the number of bedrooms, he would need at minimum a 1500 gallon
septic tank. The addition of the second kitchen would make this an accessory dwelling unit or perhaps a duplex. Either
way, he would need a special use permit. He indicated that the existing storage modular which is represented on the
attached site plan for his original building permit has been removed from the property, which was a condition of his
original building permit.
As a condition of permit for the addition that he is submitting for we would require that he provide a pump test to verify
that the existing septic system has capacity for 5 bedrooms. We would also require that he submit proof that he
acquired the necessary electrical permit and inspections. Assuming his building permit even gets approved and issued.

Multiple site visits have been done and yesterday I was going to do another one but they had so much construction
equipment stored there and people running around, I ended up just turning around on the other side of the road and
headed to my next site visit. I did a site visit in December and the occupant would not allow me into the home to see the
work that had been done so I contacted Jamie. This is what has led to him coming in for the permit.
However I am writing an NOV on the contractor yard, the possible second kitchen, building without a permit, the test
provided that said the septic was 1000 gal system, and if there was anything I could add about the 200 + chickens,
turkeys, geese, ducks ect. ect. I would add that also. It smells pretty bad there.
