HomeMy WebLinkAboutConditions of PermitCONDITIONS OF PERMIT BLCO-03-18-5127 Rudd, LLC — Evergreen Commercial Center Tenant Improvements — Lot 4, Unit #7 5394 County Road 154 Glenwood Springs, Colorado 1) NEW WORK RELATED TO PROPOSED TENANT IMPROVEMENTS SHALL COMPLY WITH THE FOLLOWING BUILDING CODES: 2015 IBC, IMC, IPC, IFGC, IFC, AND 2009 IECC. 2) REFER TO PLAN ATTACHMENTS FOR GARFIELD COUNTY'S BUILDING REQUIREMENTS AND INSPECTIONS POLICY. 3) ALL WORK SHALL COMPLY WITH "COMMERCIAL LIMITED" ZONE DISTRICT REGULATIONS PER GARFIELD COUNTY'S LAND USE & DEVELOPMENT CODE. 4) EXISTING BUILDING AND INDIVIDUAL TENANT SPACES WITHIN ARE APPROVED AS TYPE II -B NON-SPRINKLERED CONSTRUCTION, OCCUPANCY GROUP S-1 (MODERATE HAZARD STORAGE). 5) LOCAL FIRE DISTRICT APPROVAL IS REQUIRED FOR THIS TENANT FINISH PROJECT. REFER TO ATTACHED FIRE DISTRICT REVIEW COMMENTS DATED FEBRUARY 23, 2018 FOR ITEMS TO BE ADDRESSED. FINAL SIGN -OFF REPORT FROM FIRE DISTRICT TO BE SUBMITTED PRIOR TO FINAL BUILDING INSPECTION & CERTIFICATE OF OCCUPANCY. 6) ONE-HOUR RATED FIRE BARRIERS (INCLUDING WALLS & CEILING ASSEMBLIES) AT THE "CONTROL AREA" SHALL COMPLY WITH I.B.C., SECTION 707. PROVIDE DETAILED I.C.C. OR U.L. LISTED ASSEMBLY DETAILS AND SPECIFICATIONS FOR ALL FIRE BARRIERS AT FRAME INSPECTION. 7) DOOR OPENINGS AT FIRE BARRIERS SHALL COMPLY WITH ONE-HOUR FIRE RATED ASSEMBLY, PER SECTION 716. 8) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD. ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL FINAL APPROVAL IS REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
