GENERAL PROJECT DESCRIPTION fne appt¡cant is re(uesting a Public/County Ro-ad located-on both the east and west sides of Cou Split Exemption on their property that is nty Road 319. The overall ProPertY is approximately 41 acres in size and is imProved with four existing industrial use type structures. The site was apProved bY a Special Use Permit for the Use of Storage of Oil and Gas Drilling uipment and Storage or Material Handling of Natural Resources. The Application for Subd ivision Exemption will need to demonstrate comPliance with all existing conditions of approval for the current Special Use Permit. The proposal will roughly split the property in half atong the alignment of the County Road. r¡À äastern parcel hal a constricted section that may require detailed survey work to ensure n"i ¡iiema¡n's one contiguous parcel. Both parcets are improved with two industrial buildings and accessory uses, storage areas, and facilities. The uses were represented to have existing fire protection, water and waste water facilities. The subdivision exemption application wiilìeed to include documentation that all of these facilities are in phcé, operational, and meetthe County's standards as contained in the Land Use and Develbpment'Code. ln additional any easements as necessary to address water linè bcation or bther common elements may need to be proposed and included on the éiemption plat. Access to the lots are existing and directly off of the adjacent County Road. I The Applicant will need to address the specific provisions of Section 5-202, including how the right-of-way prevents the joint use of affected proposed lots and how access, water and wastewater service will be provided to all parcels. A final plat will also need to be created pursuant to Section 5402.F, Final plat. Standards forwater supply plans include pump tests or production documentation and water quality testing. Additional information and/or meetings with the applicant may be appropriate to discuss how the current systems operate and how best to demonstrate ðomplidncè with required standards. The proposed lot split will need to demonstrate compliance with the Rural Zone District requirements for minimum lot size (2 acres) and setbacks. No nonconforming conditions can þe crgated by the proposed subdivision. The site is located within the Comfrehensive plan Residential MH (Medium High 2 to <6 acres/dwelling unit) Future Land Use Category. t¡.
