1) ALL WORK SHALL COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE (I.R.C.)
AND 2009 INTERNATIONAL ENERGY CONSERVATION CODE (I.E.C.C.)
2) IMPROVEMENTS ARE SUBJECT TO ALL APPLICABLE ITEMS CONTAINED IN THE ATTACHED
"GARFIELD COUNTY BUILDING REQUIREMENTS". NUMBERED REFERENCES NOTED ON
PLANS REFER TO SPECIFIC ITEMS ON THIS LIST.
3) PROPERTY MAY NOT BE USED AS STAGING AREA FOR OTHER CONSTRUCTION PROJECTS
OR FOR ANY OTHER COMMERCIAL USES.
4) DRIVEWAY PERMIT REQUIRED FROM GARFIELD COUNTY'S ROAD & BRIDGE DEPT.
5) OPEN -HOLE SOILS REPORT REQUIRED AT FOOTING INSPECTION TO VERIFY 2000 PSF.
6) A SEPARATE LOCK -OFF OR ACCESSORY DWELLING UNIT AT LOWER LEVEL OF RESIDENCE
IS SPECIFICALLY NOT AN APPROVED USE UNDER THIS BUILDING PERMIT, AND ANY SUCH
FUTURE USE WILL FIRST REQUIRE A LAND -USE CHANGE PERMIT UNDER PROVISIONS OF
THE LAND USE AND DEVELOPMENT CODE. PRIOR TO FINAL BUILDING INSPECTION AND
CERTIFICATE OF OCCUPANCY THE PROPERTY OWNER SHALL SUBMIT A WRITTEN, DATED
& SIGNED STATEMENT TO GARFIELD COUNTY'S COMMUNITY DEVELOPMENT DEPT.
ATTESTING THAT THIS RESIDENCE WILL ONLY BE USED AS A PRIMARY DWELLING UNIT.
7) ON-SITE WASTEWATER TREATMENT SYSTEM (O.W.T.S.) TO BE INSPECTED BY A
PROFESSIONAL ENGINEER LICENSED IN THE STATE OF COLORADO. PROVIDE ENGINEER'S
REPORT PRIOR TO FINAL BUILDING INSPECTION & CERTIFICATE OF OCCUPANCY.
8) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD.
ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL
FINAL APPROVAL IS REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
