At a regular meeting of the Board of County Commissioners for Garfield County,
Colorado, held in the Garfield County Administration Building, 108 8th Street, Glenwood
Springs on Monday, the 3rd day of April, 2017, there were present:

when the following proceedings, among others were had and done, to -wit:
RESOLUTION NO. 0.90/1 -Ji
A RESOLUTION CONCERNED WITH THE APPROVAL OF A ONE YEAR
EXTENSION FOR THE LAKE SPRINGS RANCH AMENDED PUD PRELIMINARY
PLAN LOCATED SOUTHEAST OF GLENWOOD SPRINGS OFF OF COUNTY
ROAD 114 AND 115,
GARFIELD COUNTY

Recitals
A. Garfield County is a Iegal and political subdivision of the State of Colorado for
which the Board of County Commissioners (Board) is authorized to act.
B. On 11th day of April, 2016, the Board approved an amended PUD and Preliminary
Plan for Lakes Springs Ranch. The Applicant had a period of one year to satisfy conditions
of approval and submit a technically complete final plat application.
C. The Applicant submitted a request for a one-year Preliminary Plan extension, to
allow for an additional period of time for the Applicant to file a technically complete Final
Plat.
D. On April 3, 2017 the Board considered whether a request to extend the Preliminary
Plan should be granted, granted with conditions, or denied at which meeting the public and

interested persons were given the opportunity to express their opinions regarding the issuance
of said extension.
E. The Board of County acted on the basis of substantial competent evidence
produced at the aforementioned meeting.
F. In accordance with the Garfield County 2013 Land Use and Development
Code, as amended, and the Preliminary Plan approval for the Lake Springs Ranch PUD
subdivision, the Applicant was required to file a technically complete Final Plat
application prior to April 11, 2017.
G. In accordance with the Garfield County 2013 Land Use and Development
Code, as amended, and the Amended Preliminary Plan approval granted for the Lake
Springs Ranch PUD subdivision, the Applicant filed a request for a one year extension of
the Preliminary Plan.
Resolution
NOW, THEREFORE, BE IT RESOLVED by the Board of County
Commissioners of Garfield County, Colorado, that:
A. The forgoing Recitals are incorporated by this reference as part of this Resolution.
B. The request for extension of the Preliminary Plan is consistent with the
requirements of the Garfield County 2013 Land Use and Development Code, as
amended.
C. The public meeting before the Board of County Commissioners was extensive
and complete; all pertinent facts, matters and issues were submitted; and all
interested parties were heard at that hearing.
D. The granting of a one-year extension is in the best interest of the health, safety
and welfare of the citizens of Garfield County.
E. A motion was made to approve the extension of the Preliminary Plan to allow for
the filing of a technically complete final plat until April 11, 2018.
