1) ALL WORK SHALL COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE (I.R.C.)
AND 2009 INTERNATIONAL ENERGY CONSERVATION CODE (I.E.C.C.)
2) IMPROVEMENTS ARE SUBJECT TO ALL APPLICABLE ITEMS CONTAINED IN THE ATTACHED
"GARFIELD COUNTY BUILDING REQUIREMENTS". NUMBERED REFERENCES NOTED ON
PLANS REFER TO SPECIFIC ITEMS ON THIS LIST.
3) OPEN -HOLE SOILS REPORT REQUIRED AT FOOTING INSPECTION TO VERIFY 2000 PSF.
4) BATHROOMS LOCATED INSIDE OF RESIDENTIAL ACCESSORY STRUCTURES ARE NOT
ALLOWED TO HAVE A SHOWER OR BATHTUB (PER GARFIELD COUNTY'S BUILDING
RESOLUTION). PRIOR TO FINAL BUILDING INSPECTION & CERTIFICATE OF OCCUPANCY,
THE PROPERTY OWNER SHALL SUBMIT A WRITTEN, DATED & SIGNED STATEMENT TO
GARFIELD COUNTY'S COMMUNITY DEVELOPMENT DEPARTMENT ATTESTING THAT
UPSTAIRS OF NEW DETACHED GARAGE WILL NOT CONTAIN BATHING FACILITIES NOR BE
USED AS AN ACCESSORY DWELLING UNIT WITHOUT FIRST OBTAINING ALL NECESSARY
LAND USE CHANGE PERMIT(S) THROUGH COMMUNITY DEVELOPMENT DEPT.
5) ON-SITE WASTEWATER TREATMENT SYSTEM (O.W.T.S.) TO BE INSPECTED BY A
PROFESSIONAL ENGINEER LICENSED IN THE STATE OF COLORADO. PROVIDE ENGINEER'S
REPORT PRIOR TO FINAL BUILDING INSPECTION & CERTIFICATE OF OCCUPANCY.
6) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD.
ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL
FINAL APPROVAL IS REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
