I have reviewed plans for your new residence located at 19 Native Springs Drive in Rifle, but before we can finalize our
plan review & issue a building permit we need for you to address the following items:
L. Eneineered Site Gradins & Drainase Plan - This subdivision requires submission of a site specific grading &
drainage plan of yourpropertyas prepared bya Colorado licensed Professional Engineerand which "illustrates
positive drainage away from building improvements and for the established irrigation ditch shown on the plat,
to prevent erosion and sedimentation on Lots 1, 3 and !L" . For your information, this type of site plan would
typically be prepared by a Civil Engineer.
2. Fire Sprinkler Svstem - Per the final plat, "Each dwelling unit shall be equipped with a fire suppression sprinkler
system". Please contact Colorado River Fire Rescue for more information about design criteria for this fire
sprinkler system. I have copied Orrin Moon, who is Deputy Fire Chief Marshall, on this email and you can also
reach him by phone at (970) 625-L243, ext.29.
We will await submittal of the Engineered Site Grading & Drainage Plan and confirmation from the Fire District that they
have spoken with you about fire sprinkler requirements for your new residence before we can finalize our review &
issue a building permit for your project.
