1) ALL WORK SHALL COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE (IRC)
AND 2009 INTERNATIONAL ENERGY CONSERVATION CODE (IECC).
2) REFER TO PLAN ATTACHMENTS FOR GARFIELD COUNTY BUILDING REQUIREMENTS.
REDLINED NUMERIC NOTATIONS ON PLANS REFER TO ANNOTATED ITEMS ON THE
ATTACHED "RESIDENTIAL PLAN REVIEW LIST".
3) A LOT IMPROVEMENT CERTIFICATE SEALED BY A COLORADO LICENSED SURVEYOR
IS REQUIRED TO VERIFY THAT STRUCTURE (INCLUDING ROOF OVERHANGS) WILL BE IN
COMPLIANCE WITH ALL BUILDING SETBACK REQUIREMENTS.
4) INSTALLATION OF STRAIGHT -SHAFT DRILLED PIER FOUNDATION SYSTEM TO FOLLOW
RECOMMENDATIONS CONTAINED IN GEOTECHNICAL REPORT PREPARED BY HP-KUMAR
DATED APRIL 5, 2017. GEOTECHNICAL ENGINEER OF RECORD TO BE PRESENT AT JOB
SITE DURING PIER DRILLING TO VERIFY THAT BEARING STRATA HAS BEEN REACHED AND
MINIMUM REQUIREMENTS CONTAINED IN THESE REPORTS HAVE BE MET. PROVIDE
GEOTECHNICAL ENGINEER'S SEALED APPROVAL REPORT FOR CONCRETE PIER FOOTINGS
AT FOUNDATION INSPECTION.
5) GEOTECHNICAL ENGINEER TO VERIFY REMOVAL AND REPLACEMENT OF 2 FEET OF
NATURAL SOILS WITH COMPACTED STRUCTURAL FILL BELOW ALL FLOOR SLABS TO
REDUCE RISK OF SLAB SETTLEMENT AS DESCRIBED IN THE SOILS REPORT. PROVIDE
GEOTECHNICAL ENGINEER'S SEALED APPROVAL REPORT VERIFYING COMPLIANCE WITH
THIS REQUIREMENT AT UNDERGROUND PLUMBING INSPECTION.
6) NO WORK MAY OCCUR IN THE REQUIRED 35 -FOOT MINIMUM SETBACK FROM THE
TYPICAL AND ORDINARY HIGH WATER MARK PER GARFIELD COUNTY LAND USE &
DEVELOPMENT CODE, SECTION 7-203.
7) ANY CONSTRUCTION ACTIVITY THAT CHANGES THE BASIC CHARACTER OR TOPOGRAPHY
OF THE NATURAL LAND LOCATED IN THE 100 -YEAR FLOODPLAIN MUST FIRST OBTAIN A
"FLOODPLAIN DEVELOPMENT PERMIT" FROM GARFIELD COUNTY'S PLANNING DEPT.
8) PER IRONBRIDGE SUBDIVISION PLAT NOTES, "NO OPEN HEARTH SOLID -FUEL FIREPLACES
ARE ALLOWED ANYWHERE WITHIN THE SUBDIVISION" - INCLUDING FIRE PIT AS SHOWN
ON SITE PLAN.
9) PROVIDE COPY OF ENGINEERED ROOF TRUSS SHOP DRAWINGS FOR INSPECTOR REVIEW
AT FRAME INSPECTION (TOP CHORD LIVE LOAD = 40 PSF).
10) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD.
ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL
FINAL APPROVAL IS REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
