1) ALL WORK SHALL COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE (I.R.C.)
AND 2009 INTERNATIONAL ENERGY CONSERVATION CODE (I.E.C.C.)
2) IMPROVEMENTS ARE SUBJECT TO ALL APPLICABLE ITEMS CONTAINED IN THE ATTACHED
"GARFIELD COUNTY BUILDING REQUIREMENTS". NUMBERED REFERENCES NOTED ON
PLANS REFER TO SPECIFIC ITEMS ON THIS LIST.
3) A LOT IMPROVEMENT CERTIFICATE, SEALED BY A COLORADO LICENSED SURVEYOR, IS
REQUIRED AT FOUNDATION INSPECTION TO VERIFY STRUCTURE IS IN COMPLIANCE
WITH BUILDING ENVELOPE AND/OR SETBACK REQUIREMENTS INCLUDING ROOF
PROJECTIONS.
4) OPEN -HOLE SOILS REPORT REQUIRED AT FOOTING INSPECTION TO VERIFY 200 PSF.
5) AN ELEVATION SURVEY, SEALED BY A COLORADO PROFESSIONAL LICENSED SURVEYOR,
IS REQUIRED AT FRAME INSPECTION TO VERIFY THAT AS -BUILT ROOFS COMPLY WITH
GARFIELD COUNTY'S 25 -FOOT BUILDING HEIGHT LIMIT AS DEFINED IN THE LAND USE
DEVELOPMENT CODE, AND AS FOLLOWS:
• AVG. NATURAL GRADE = 7,542.5' (actual elevation above sea level)
■ MAX. BUILDING HEIGHT = 7,567.5' (actual elevation above sea level)
6) ON-SITE WASTEWATER TREATMENT SYSTEM (O.W.T.S.) TO BE INSPECTED BY A
PROFESSIONAL ENGINEER LICENSED IN THE STATE OF COLORADO. PROVIDE ENGINEER'S
REPORT PRIOR TO FINAL BUILDING INSPECTION & CERTIFICATE OF OCCUPANCY.
7) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD.
ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL
FINAL APPROVAL IS REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
