This letter is provided to you as the authorized representative for the Pro Gas LLC
application for an amended plat for Lots 1 , 2, 3, 18, 19, 20, Block 12 of the
Travelers Highlands Subdivision. The amendment requests the removal of lot lines
to allow the property to be developed as one site. The properties are known by
Assessor's Parcel Numbers 2409-284-01-009, 2409-284-01 -007, 2409-284-01-
OO5, 2409-284-01-008 and further described on the Travelers Highlands Plat
recorded at Reception No. 218477 with the Garfield County Clerk and Recorders
Office.
The Application has been reviewed in accordance with the Administrative Review
procedures contained in the Land Use and Development Code as amended. Said
provisions require a Decision by the Director of the Community Development
Department on whether to approve, approve with conditions, or deny the request.
The Director's Decision is hereby issued approving with conditions the Application
for an Amended Plat for Lots I ,2, 3, 18, 19, 20 Block 12 Travelers Highlands. This
includes a finding that the Application meets the requirements and standards of
the Garfield County Land Use and Development Code as amended including the
Review Criteria contained in Section 5-305 (C). The approval is subject to the
following conditions of approval.
1. That all representations of the Applicant contained in the Application
submittals shall be conditions of approval unless specifically amended or
modified by the conditions contained herein.

2. The Plat shall be subject to final review and approval by the County. Prior
to submittal of the Mylar plat for final execution, the applicant shall submit
an electronic copy to Garfield County Community Development. All
standard plat certificates and signature blocks shall be included on the
final plat. The Plat shall be modified in the following manner:
a. The plat shall include the address of the property owner and the
name and address of mineral owners of record.
b. All color shall be removed from the plat.
c. The plat shall show in light gray, the boundaries of the lots that are
being merged.
d. The title of the plat shall state: "Pro Gas LLC Amended Final Plat of
Lots 1,2,3, 18, 19, and 20, Block 12, Travelers Highlands
Subdivision, Section 28,T7 South, R 96 West of the 6th P.M., Town
of Parachute, Garfield County, Colorado."
e. The Surveyor's Certification block shall match the standard
Surveyor's Certificate for Amended Final Plats as described in the
Garfield County Resource Guide.
f . The Book and Page of the recorded covenants shall be shown on
the plat.
3. The Applicant has 90 days within which to satisfy conditions of approval and
provide the following documentation for BOCC signature and recordation:
a. A plat mylar with signed Certificates that include Dedication and
Ownership, Title, Taxes, Applicant's Surveyor, and any mortgagees;
b. Recording Fees.
The Land Use and Development Code requires notification to the Board of County
Commissioners for their review and potential call-up of the Director's Decision.
The Board review is for a period of 10 calendar days commencing on the date of
the Director's Decision. The Amended Final Plat will be scheduled on the Board of
County Commissioner's consent agenda after expiration of the call-up period and
once all conditions of approval have been satisfied including editing of the plat and
acquisition of all necessary signatures. Please note that you will have g0 days from
the date of approval to submit a plat suitable for recording. Extensions of this time
period may be requested prior to the expiration of the original time limit.
