Civil and Environmental Consulting and Design RE: Driveway Assessment for Luddington Minor Subdivision, Garfield County, CO Dear Bruce: The purpose of this correspondence is to discuss the driveways for the proposed Minor Subdivision of the lot at 1558 County Road 129, in No Name, Garfield County, CO. These recommendations were generated from the site plans that were submitted to our office and a site visit performed on April 5, 2017. The project proposes to split the existing lot into two. The two lots will each have their own driveway. No common or shared driveway is proposed. The existing driveway serving the existing residence meets or exceeds the current driveway standards. The proposed lot does not have a driveway at this time however there is a property line adjacent to a public way. The future lot owner will need to apply for a Garfield County driveway permit. The design of the future driveway will be reviewed during building permit. The conclusions and opinions that are expressed above are based on the information available at the time of preparation of this letter. Any additional information presented afterward may require that these opinions be modified. Thank you for the opportunity to provide this report. Sarah currently owns 2 shares of the No Name Creek Water Association, Inc. which shares are associated with her ownership of the property. These two shares are used for in house domestic use and lawn irrigation. Please be aware that pursuant to the Articles of Incorporation and the Bylaws of the Association each separate property using water from the system must own a minimum of 2 shares, one for in house and one for irrigation. The water line is not of record but is in place and has existed for the past 50 years or more. It provides potable water service from the No Name Creek Water system to the 4 properties located at the east end of Highway 6 & 24 in No Name. I do not know whether this water line affects any plans of the Applicant to subdivide and build on her property. I wanted to make sure that the water line is noted on pertinent documents as it is a water line that is in use and it should be recognized.
