HomeMy WebLinkAbout4.0 Director's Determination 04.26.18Gørfield County April 26,2018 Erica Golden PO Box 1764 Carbondale, CO 81623 DTRECTOR DETERMINATION - High Aspen Ranch Exemption, Parcel c and Homestead Estates Subdivision, Parcel 1 Amended Final Plat (FPAA-02-18-8618 Dear Ms. Golden, This letter is provided to you, as the authorized representative for Garfield County File FPAA-02- 1g-g612, pertaining to an Amended Final Plat to further document the boundary line adjustment filed of record increasing parcel C of the High Aspen Ranch Exemption from 4.019 acres to 7.677 acres and decreasing parcel 1 of Homestead Estates to 31.343 acres. This letter is notification that your request to amend the final plat has been reviewed by the Community Development Department and the Director hereby issues a determination conditionally approving the request. The conditions of approval are as follows: 1. All representations of the Applicant contained in the Application submittals shall be conditions of approval unless specifically amended or modified by the conditions contained herein. Z. The proposed plat shall be updated and edited as follows prior to submittal for final review bY the CountY: plat title shall be corrected to read: "Amendment to Parcel 1 of Homestead Estates and 2nd Amendment to Parcel C of the High Aspen Ranch Exemption". The verbiage "Lot lines to be vacated by this amended plat" will be changed to "Lot line vacated". "Parcel 1" and "Parcel C" shall be labeled/titled consistently a a I 3. The Plat shall be subject to final review and approval by County Staff, including Garfield County Attorney's Office, prior to submittal of the Mylar plat for final execution, BOCC signature and recording. 4. The Applicant has 90 days within which to satisfy conditions of approval and provide the following documentation for BOCC signature and recordation: a. A plat mylar with signed Certificates that include Dedication, Ownership, Title, Taxes, Applicant's Surveyor, Leinholders and any mortgagees. b. Recording fees. Notice of this decision will be provided to the Board of County Commissioners who has the abllity to'call-up'the application for review at a public hearing. You will be notified of the Board decision once it is received or upon expiration of the 10 day notice period (May 7, 2018).
