The Applicant shall comply with Standards for ADU's contained in Section 7'701 of the Land Use and DeveloPment Code. 3. prior to issuance of the Land Use Change Permit, the Applicant shall provide evidence that the Homeowners Association or operator of tfre Wooden Deer Subdivision Central Water system has approved a tap for the ADU or provide other documentation of willingness to serve the unit with domestic water' 4. At the time of building permit submittal, the Applicant shall demonstrate compliance with the Wooden Deer Subdivisiın plat note requiring compliance with the Colorado State Forester wildfire guidelines orthe most iunent Firewise cómmunity Assessment Report forwooden Deer subdivision dated Áugust 2,015. The Appticant shall utilize non'combustible roofing materials. 5. The ADU shall be required to meet all Garfield County Building Code Requirements, including drainage requiremenis at the time of building permit submittal. 6. The Applicant shall comply with the recommendations of the H.P. Geotech, geotechnical, soils and foundation study for the site' 7. The Applicant shall obtain all required county permits for the on-site wastewater Treatment System ànd shall comply with the design and recommendations contained in the ;"éñ;r"d p'i"nr for the OWTS completed by All Service Septic, dated June 19, 2017. g. The Applicant shall comply with the lighting standards contained in Section 7-304' g.
