Residence Permit # BLMF-04-L8-523L 3644 Highway 82, GWS Janusz Exemption, Lot 2 SUMMARY OF PLAT NOTE REQUIREMENTS & APPLICANT',S RESPONSE Aoolicable Plat Notes Janusz Exemption: 11. This subdivision is located in a geologically sensitive area and therefore may be prone to hazards including rock fall, debris flows, sinkholes and flooding. Prior to issuance of a building or grading permit the owner of each lot shall prepare and submit a soils ønd foundøtion report, a grøding and drøinage pton and if the permit requested is for residential construction odditional geotechnicol investigotion ìs required. The geotechnical investigation must be prepared and certified by a Professional Geotechnical Engineer. All improvements shall be constructed in accordance with the recommendations contained in the Geotechnical investigation, the soils and foundation report and in accordance with the grading and drainage plan. 14. The site is subject to Article Vll Section 7-2IO" of the Unified Land Use Code of 2008 including the standards for development in "Blue Zone" hazard areas which require special engineering. *Note: this is now "section 7 - 204 Drainage & Erosion" in current LUDC Aoolicant's Subm ittal to Buildins Deot. include the foll owtns: Geotechnical Hazards Report by HP Geotech (dated 2/9/O9l Soils Report for Proposed New Residence (dated 4/1..6/L8l Site Grading & Drainage Plan - Not Submitted . . . Applicant is asking for exemption from this requirement . . . ls it OK to simply require Geotech Engineer sign-off report for site drainage prior to final inspection & C.O.? Also include as a condition of approval that Owner follow all items contained in HP- Kumar Soils Report (items L - 5 under "surface Drainage" section). Should there also be a "blanket condition" for Owner to follow all recommendations contained in both the Soils Report and Geotechnical Hazards Report . . . and final sign-off report by HP? OR should we insist upon a Site Grading & Drainage Plan per a strict interpretation of Plat Notes? (and in accordance w¡th statement contained in HP Geotech report: "We should review site grading plans for the project prior to construction."
