#7- Access to the crawl space is within the room labeled "utility room". The unobstructed access
opening exceeds 18"x24" . There is no equipment installed in the crawl space.
#25- All exterior walls meet or exceed R-20 insulation values. All roofs are R-38 and the crawl
space wall consists of Fox Block ICF system with R-23 insulation value.
#28- All floors and sleeping rooms have a minimum of 1 egress window that meets a minimum
5.7 Sq. Ft. Net clear opening. The West window in the loft meets the minimum size at 38x36.
The sliding door meets the egress requirement for the downstairs bedroom.
#31132- A smoke detector is installed in the downstairs bedroom, the downstairs living area
adjacent to the kitchen, upstairs outside of the bathroom in the ceiling, and on the ceiling on the
west end of the loft. All smoke detectors are powered from House electric power with battery
back-ups. Detectors are audible in all sleeping areas.
33-Carbon Monoxide alarms are installed within 15 feet of all sleeping rooms
#35-39, 40a- All stair handrails are within 34'-38" above nosing on treads and are gripabe to
meet grip size criteria.
All stainruay headroom meet 6' 8" minimum requirement
The stainruay riser height, minimum tread depth and width meet all requirements of R311.7.5
The stairs to the second floor has a compliant guardrail. at least 36" in height and meets the
picket opening minimum. The second floor has a 42" solid guardrail.
The porch steps have compliant handrails
The porch does not extend more than 30" above grade
All stairs and egress doors have a compliant floor or landing at the top or bottom of each
stairway or egress.
f//r}b- There is a compliant landing at the exterior of the downstairs bedroom and the front
porch.
M1- All usable space underneath the stairs has a minimum of 7"" gypsum board to underside of
