However, before we can finalize our review and issue a building permit we need the following items addressed: A. lntended Use at lnterior Room - We understand that the purpose of this building is to provide maintenance storage for the RV park. Please provide additional information about the intended use of the interior room, including whether or not this room will be locked off from the rest of the building's interior or if it will contain storage of haza rdous/flammable materia ls. B. Letter of Authorization - Please provide us with a letter of authorization for signatory on permit application. Our records indicate that Monument RV, LLC is the property owner and when another entity signs a permit application we need to receive verification from the property owner of record that this is approved by them. C. Snow load Verification - Engineered plans specify a "design snow load" of 30 PSF Ground Snow Load (Pg) but this does not comply with Garfield County's Building Resolution which requires a minimum snow load of 40 PSF 1 as measured at roof (Pf) - please refer to attached PDF for additional info. We require verification from the Structural Engineer of Record that design will comply with Garfield County's requirements. Please have the Engineer send us direct email confirmation of th¡s requirement or, alternatively, revised design drawings which comply with these requirements. Ground Snow Load is always higher (typically 57 PSF)than Roof Snow Load (Rt¡= 4¡ PSF as required in Garfield County. This inconsistency is why we are requesting verification from the Structural Enginccr for the correct valucs to insure that they meet our minimum requirements. As requested in my previous email, please provide Engineer's verification of both Pg and Pf values to our office so that we can finalize our plan review and issue a building permit for this project. Also, on a separate issue, we will require that an additional 36" x 80" walk door be installed to provide direct egress from the main storage area of this building to the exterior (instead of through the adjoining smaller storage room). Please revise plans accordingly to make this accommodation. As it will be used for storage of maintenance equipment for landscaping and maintenance purposes, the building is classified as Occupancy Group: U and Construction Type: V-8. As per our typical plan review, we have stipulated as one of the conditions of permit that the Owner must contact you for review and approvalof this proposed building, and our Building lnspector will require a sign-off report from the Fire District prior to framing inspection and Certificate of Occupancy.
