HomeMy WebLinkAboutConditions of PermitCONDITIONS OF PERMIT BLCO-08-18-5402 Mental Floss LLC Mini -Storage — Phase II (Buildings E -G) 1097 County Road 116 Glenwood Springs, Colorado 1) ALL WORK MUST COMPLY WITH THE 2015 IBC, IMC, IPC, IFGC AND 2009 IFC AND IECC. 2) COMPLY WITH ALL MANUFACTURER'S INSTALLATION INSTRUCTIONS & SPECIFICATIONS. 3) ALL WORK SHALL COMPLY WITH "COMMERCIAL GENERAL" ZONE DISTRICT REGULATIONS PER GARFIELD COUNTY'S LAND USE & DEVELOPMENT CODE. 4) BUILDINGS ARE APPROVED AS TYPE II -B CONSTRUCTION, S-1 OCCUPANCY GROUP AND FOR "COLD STORAGE" ONLY. IF STRUCTURES ARE TO BE HEATED (NOW OR IN THE FUTURE) BELOW -GRADE INSULATION TO BE INSTALLED PER 2009 IECC REQUIREMENTS. 5) OPEN -HOLE SOILS REPORT IS REQUIRED AT FOOTING INSPECTION (1,500 P.S.F.) 6) VERIFY DRIVEWAY ACCESS REQUIREMENTS AND STANDARDS WITH CITY OF GLENWOOD SPRINGS AND PROVIDE SIGN -OFF FOR ALL RELATED ISSUES. 7) CONTACT LOCAL FIRE DISTRICT FOR PERTINENT I.F.C. AND FIRE SPRINKLER REQUIRE- MENTS. FIRE DISTRICT'S FINAL APPROVAL REPORT IS REQUIRED FOR FINAL INSPECTION AND CERTIFICATE OF OCCUPANCY. 8) SITE RETAINING WALL PLACED ALONG COUNTY ROAD 116 SHALL BE CONSTRUCTED FULLY WITHIN PROPERTY LINES AND IS NOT ALLOWED TO ENCROACH INTO THE ROAD RIGHT-OF-WAY. A LOT IMPROVEMENT CERTIFICATE, SEALED BY A COLORADO LICENSED SURVEYOR, IS REQUIRED AT THE TIME OF FOOTING/FOUNDATION INSPECTION TO VERIFY ADHERENCE TO SETBACKS, CONSTRUCTION LIMITS WITHIN PROPERTY LINES, AND SIX-FOOT MAXIMUM WALL HEIGHT. 9) FENCES HIGHER THAN 7'-0" ABOVE GRADE REQUIRE A BUILDING PERMIT & AMENDED PLANS SHALL BE SUBMITTED ILLUSTRATING FENCE LOCATIONS FOR APPROVAL. 10) ALL HIGH STRENGTH BOLTING AND FIELD WELDING REQUIRES SPECIAL INSPECTOR. PROVIDE APPROVAL REPORT AT FRAME INSPECTION. 11) IF EXTERIOR LIGHTING IS INSTALLED, IT SHALL CONFORM TO GARFIELD COUNTY'S LIGHTING STANDARDS (SECTION 7-304). 12) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD. ELECTRICAL FINAL APPROVAL IS REQUIRED FOR CO/FINAL INSPECTION.
