DIRECTOR DETERMINATION - Amended Final Plat - Schrock Exemption (File No.
FPAA-02-18-8606)
Dear Mr. Scarrow,
This letter is provided to you, as the authorized representative for Garfield County File
FpAA-02-18-8606, pertaining to an Amended Final Plat to adjust the lot lines between
the existing Tract 1 and Tract B of the Schrock Exemption. This letter is notification that
your requelt to amend the final plat of the Schrock Exemption has been reviewed by the
ôommunity Development Department and the Director hereby issues a determination
conditionally approving the request. The conditions of approval are as follows:
1. That all representations of the Applicant contained in the Application submittals
shall be conditions of approval unless specifically amended or modified by the conditions
contained herein.
,l 2. The shed that is located on the property line between Tract A and Tract B shall be
^jÅ remoued prior to Board execution of the of the Mylar plat. Demonstration of the shed's
tit* removal shall be provided to the Community Development Department.
3. The Plat shall be subject to final review and approval by County Staff prior to
submittal of the Mylar plat for final execution, BOCC signature and recording (See
Condition #4). All standard plat certificates and signature blocks shall be included on the
final plat. The Plat shall be modified in the following manner:
All improvements shall be removed from the plat including internal driveways,
walkways, structures, water lines, sewer lines, and septic and leech fields. All
easements shall remain on the plat.
The Mylar copy of the plat shall be printed in black and white only.

The title of the plat shall be amended to "First Amended Final Plat of Tracts A and
B of the Schrock Exemption (ResolutionT9-108, Reception Number297607)".
A Plat Note shall be added indicating that all representations, requirements, and
conditions identified within Resolution 79-108 (Reception Number 297607) shall
remain in full force and effect.
The names and address of the property owner(s) and mineral owner(s) shall be
added to the plat.
4. The Applicant has 90 days within which to satisfy conditions of approval and
provide the following documentation for BOCC signature and recordation:
a. A plat mylar with signed Certificates that include Dedication and
Ownership, Title, Taxes, Applicant's Surveyor, Lienholders and any
mortgagees;
b. Recording Fees
Notice of this decision will be provided to the Board of County Commissioners who has
the ability to'call-up'the application for review at a public hearing. You will be notified of
the Board decision once it is received or upon expiration of the 10 day notice period (April
9, 2018).
