The land is located in T. 65., R..92 Id. of Ehe 6th P.M., containing 51.06 acres, more or less. The improvementssituate on the property consist of one house and one bunkhouse and several outbuildings. We would like to have exempt approximately eight acres, more or J-ess the gror:nd on vrhich the trro houses and outbuildings sit,.thus creating 6ne parcel of Land. The remainder of t!e_p-rope{ty, 4L acres, more or less, 25 acres of which are in alfalfa and Eirass, would be retained by us with the hopes of building a house sometime in the immediate future, thus creating a second parcel of Land. The total amor:nt of dwellings woul-d be two existing and one single-family residential proposed. The proPerty as it stands now as a whole is zoned agricultural. Our irrigation rights comprise 4 c.f.s. out of the Colorado River as wel-l- as second-rights out of the l,Iard-Reynolds Ditch, copies of r+hich rights and decrees are attached hereto. The existing well on the-property stlpports the two houses as well as stock tanks and lai^in.' netausl'the lreLl was hand dug in the early 1900's, approximaEel-y 90 feet in depth, w€ do not have a well permit, nor i3- the weLl iegistered r,rith- the DepartraenL of Water B-esources in Denver. Llpon approval of an exemption, we will apply to the Dept. of Water R.esouces for a vlell- permit for the remainder of the property for either household or domestic use. Upon talking to Mr. Keith Keepler of the Dept. of Water B.esouces , he seemed to think there vras no problen in-obtaining one; given the background information. The estimated nunrber of gailons'pEr day would be approximately LOO The proposed acreage to be exempted has an existing septic _systemand leachfield and I woul-d propose the same for the remainder of the property, thereby creating in all two sewage systems. We would eitimate approiimately 250 galLons of waste Per day whigh woul-d accomnodate-a proposed singLe family dwelling to be built. Any party hereto who llelects not to share in costs, necessary repairs, maintenance, llreplacement and the like necessary to maintain efficient lldelivery of water Eo the properties herein, shall not receive llwater from said system.
