SUBDIV]SiON REGLILATlONS FOR GEORGE STEELE
I^IHEREAS, George Stee'le has petitioned the Board of County Comrnissioners of
Garfield County, Colorado, for an exernptjon from the definition of the terms
"subdivjsion" and "subdivided land" under c.R.s. 1973, 30-28-l0l (.l0) (a)-(d), as
amended, and the Subdjvision Requlations of Garfield County, Colorado, adopted
January 2, 1979, Sections 2.02.21 (d) and 3.02.01 for the division of a 12.29
acre tract described as follows: that parcel of land as descrjbed in Document l{o.
226593 as filed in the Office of the Clerk and Recor^der of Garfield County, Coloradointo 3 tracts of aoproxinntely 7.55, 2.73 and 2.01 acres each, more or less, which
proposed divided tracts are more particularly descrr'bed as follows:

I'IHEREAS, the Petitioner has demonstrated to the satisfaction of the Board of
County Conrinissioners of Garfield County, Colorado, that the proposed d'iv'ision doesnot fall urithin the purposes of Part l, Artic'le 28, T'itle 30, Colorado RevisedStatutes 1973, as amended, for the reason that the impact created is not large enoughto proceed through the full subd'ivisjon re.vjerv; and
I'JHEREAS, the Petitiotier has dernonstrated to the satiifaction of the Board of
County Cont'risst'oners of Garfield County, Colorado, that there 'is a reasonabl eprobabiiity of locating Conrestic water on each of said tracts, that there'is adequateingress and egress to said tracts, that the location of septii tanks rvill be perm'it-
ted. by the Colorado Department of Health, that the requested divisjon is not part of
an existing or larger developrnent and does not falI withi'n the qeneral purposes andintent of the subdivision regulations of the State of Colorado ind the County ofGarfield, and should, therefore, be exempted from the definition of the terml "sub-divisjon" and "subdivided land" as set forth in C.R.S. .l973,30-28-l0l (.l0) (a)-(d),
as amended;
