Subject: 50 County Road 113 - New Mfd. Steel Building
John:
I am currently reviewing plans for a new manufactured steel building to be located at 50 County Road 110 (Cattle Creek
intersection along Highway 82), but before I can finalize my review I have a few questions including the following:
A. What is the intended use or occupancy of this building? If it will be used as warehouse/storage, what is the
intended type of materials to be stored inside the building?
B. Will the building be heated or is it to remain as "unheated cold storage"?
C. Will the building be private use only or is it intended to be used by the public? Will it be a single -user or multiple
users? If multiple users, will there be interior subdivision of space(s)? Or will the building remain as an open
interior space?
D. No dimensions are provided on the Site Plan. The building must comply with a 25 -foot setback from County
Road 113 and we will require that you provide a Improvement Survey by a Colorado PLS prior to concrete
foundation inspection to verify that building is in compliance with setbacks.
E. In addition, an open hole soils report will be required to verify that soils comply with minimum 1500 PSF
requirements as required on Structural foundation drawings.
F. Have you provided Bill Gavette at Carbondale Rural Fire District a copy of these plans or otherwise visited with
him about this new building? Note: Sign -off by the local fire district will be one of the conditions of this building
permit.
Please provide us with the above requested information at your earliest opportunity so that we can finalize our plan
review and issue a building permit for this building.

Established Setbacks will be abided by. We feel the 110 road is the front of the property, not 112 road

Bill:
Just wanted to give you a head's up that Gregg Mackey is going to build a new mfd. steel building adjacent to the Cattle
Creek intersection off Highway 82. His property is the former stone sample yard and it is a triangular shaped lot with
frontages on both C.R. 110 and C.R. 113 (Parcel ID No. 239307400012).
The building is intended to serve as construction materials storage for a single tenant, and it doesn't appear to require
fire sprinklers since it's less than 5,000 S.F. in size — see summary below:
• Construction Type: II -B
• Occupancy/Use: Group 5-1
• Area Summary: 98 x 50 = 4,900 S.F.
Per our typical process, this building permit approval will be conditioned upon receiving sign -off report from you for all
I.F.C. related issues. I have notified both Gregg Mackey and John Parrington (Tally Ho Construction) that they need to
contact you to discuss fire code issues.
