Hereinafter called owner, Mor -Storage, hereinafter designated the contractor. WITNESSETH: That for and
consideration and mutual promises and covenants herein contained, the owner and the contractor agrees as
follows:
SECTION A. The contractor covenants, promises and agrees to furnish all material and personal property
of every description, and to perform diligently and fully all work hereinafter described for construction of,
24'-0" x 30'-0" detached garage, hereinafter called the project. To be located at, 7802 CR 319
Rifle, CO., for the use of, Tepee Bible Camp Inc. — John Chapman, Chairman, hereinafter designated
the owner in accordance with the contract between the contractor and the owner entered into on
August 31, 2018.
SECTION B. The contractor agrees to furnish all necessary management, supervision, labor, tools,
supplies, equipment, and/or any other act or thing required to perform and complete diligently and fully
those portions of work described as follows:
PLANNING CLEARANCE AND BUILDING PERMIT — Mor Storage will provide needed drawings,
owner to pull and pay for Garfield County permit.
DEMOLITION — NA.
SITE PREP — level ground, excavate for 10"x24" thickened edge, compact native material ready for
concrete. Owner will provide 1 load of fill material to bring up elevation and 1 load of gravel for
grading. An extra charge of $400/load of road base or gravel and/or $65/man hour prep if needed.
Owner will provide road base and gravel.
CONCRETE — 24'-0"x30'-0" (720 sq. ft.) building pad [4" concrete, fiber mesh, 4 - #4 rebar
continuous, smooth finish].
PERIMETER RIGID INSULATION AND FLASHING — 2" rigid insulation on vertical face of concrete
with flashing.
SITE CONCRETE — none included
FRAMING — 24'-0"x30'-0" gable type garage, 2x4 @ 16" o.c. walls 8'-0" high, engineer designed
truss system 4/12 pitch, 12" overhangs, 7/16" OSB skin over walls and roof/1/2" pre -primed
Masonite siding.
ROOFING — Felt paper, drip edge, and 29 gauge metal roofing (pewter).
ACCESSORIES — 2 - 9'-0" x7'-0" sectional garage door (white) w/o openers, 1— 3'-0"x6'-8" exterior
metal door, and 2 — 3'x3' vinyl windows (white).
VENTING — Ridge venting and 4 — soffit vents.
ELECTRICAL none included
INSULATION — NA.
DRYWALL — NA.
GUTTERS — Not in bid.
EXCEPTIONS — Interior and exterior painting and any other finishes.
SECTION C. The Owner agrees to pay the Contractor for full completion of work stated above of this
contract the sum of:
Material = $ 13,250.00 Down $13,000.00
Labor= $ 12,875.00
Tax=exempt with certificate Balance $13,125.00
Total= $26,125.00
Subject to additions and deductions for charges agreed upon in writing or determined as hereinafter set
forth; and further agrees to make all partial payments and final payment on account thereof solely in
accordance with the terms and provisions of the contract. One-half of total down and final payment to be
made at completion of all concrete and 24'x30' building.
IN WITNESS WHEREOF, the parties hereto have executed this agreement for themselves, their heirs,
executors, successors, administrators and approved assigns, on the day and year first above written.
Upon completion of project, and within 1(one) week, with written notification, owner may create a singular
punchlist. No more than 5% of the total cost of the building may be held back, to be paid in full upon
completion of punchlist.
