New Manufactured Home 5356 County Road 100 — Carbondale, Colorado West Rimledge Subdivision, Lot 3 1) MANUFACTURED HOUSES ARE REGULATED & INSPECTED BY COLORADO DEPT. OF HOUSING (C.D.O.H.) AND ALL FACTORY -BUILT RESIDENTIAL STRUCTURES INSTALLED IN GARFIELD COUNTY MUST MEET C.D.O.H. GUIDELINES FOR MANUFACTURE AND INSTALLATION AT THE JOB SITE. 2) FOUNDATION, CRAWL SPACE & SITE WORK SHALL COMPLY WITH 2015 I.R.C., 2009 I.E.C.C. AND MANUFACTURER'S INSTALLATION REQUIREMENTS. 3) REFER TO PLAN ATTACHMENTS FOR GARFIELD COUNTY'S BUILDING REQUIREMENTS AND DETAILED DESCRIPTION OF NUMERIC NOTATIONS AS REDLINED ON DRAWINGS. 4) A LOT IMPROVEMENT CERTIFICATE, SEALED BY A COLORADO LICENSED SURVEYOR, IS REQUIRED AT FOUNDATION INSPECTION TO VERIFY THAT STRUCTURE IS IN COMPLIANCE WITH BUILDING SETBACK REQUIREMENTS INCLUDING ROOF PROJECTIONS AND THAT DRIVEWAY COMPLIES WITH 15 -FOOT MAXIMUM ENCROACHMENT ONTO LOT 2 PER RECORDED DRIVEWAY ACCESS AGREEMENT. 5) RETAINING WALLS GREATER THAN 4 -FOOT HEIGHT SHALL BE ENGINEERED AND SEALED BY A COLORADO LICENSED PROFESSIONAL ENGINEER. 6) ALL PLUMBING AND GAS PIPING CONNECTIONS MUST BE PERFORMED BY A COLORADO LICENSED PLUMBER, AND ALL ELECTRICAL CONNECTIONS MUST BE PERFORMED BY A COLORADO LICENSED ELECTRICIAN. 7) SEPTIC SYSTEM MUST COMPLY WITH ALL DESIGN CRITERIA - INCLUDING MINIMUM SETBACK DISTANCES - PER GARFIELD COUNTY'S ON-SITE WASTEWATER TREATMENT SYSTEM (O.W.T.S.) REGULATIONS. 8) ELECTRICAL PERMITTING AND INSPECTIONS BY STATE OF COLORADO ELECTRICAL BOARD.
