In talking to the assessors Office, they did not believe I needed to have their deeds under separate entities, but I thought I recalled that through my conversations with you that it would be required. See attached survey. Page one has shows hatching in red to depict the proposed parcel to be deeded to another entity. It already has an existing well in it, is over 35 acres and leaves the rest of the ranch with nearly 500 acres still. I have given this to Casey Lawrence as well. It appears that based on the information presented that the two older residential structures are pre-existing non -conforming, which means they are subject to the Land Use and Development Code section regarding non -conforming uses available here. This designation restricts some work that can be done on the structures, especially with regards to any proposed expansion. With your particular parcel, there are a couple of routes forward through which those structures may no longer be considered non -conforming and could be expanded. I would like to set-up a meeting with you, myself, and other staff to lay out options as you are moving forward. Please describe the current cabins. Do they have kitchens and bathrooms? It appears that building permits may have been issued in the past for some of those structures, are you all aware of those permits or have a history of them? Yes — both cabins have a kitchen and bathrooms: The four bedroom cabin has two existing bathrooms The two bedroom cabin has one existing bathroom We are aware of past building permits- the only information we have is what is on the Garfield County Website. These permits include work pertaining to the construction of the new main residence in 2013, interior remodel of the and 4 -bedroom cabins, a new OWTS system for the 2 -bedroom cabin, a pumphouse, and a barn. I have downloaded the information on these permits from your website, and would be happy to send/share the folder if you like. 2. Please describe the use of the cabins. You mentioned they are currently being used as residences. Do you have any idea how long they have been used as residences in the past? Are they used for ranch staff? We do not have a full history of use of the cabins (since they have been in existence since 1929 and 1960). We are representing the owners, who purchased the property in November 2017, and we don't have any information on the previous use/residencies, etc. 3. Please let me know any other history of the property that you may be aware of. Unfortunately, we are only representing the owners in regard to the small remodels of the two cabins and do not have a history of the property, other than the minimal amount of documentation I was able to pull from the Clerk and Recorder's Office and Community Development the other day. We were not given much on the history of the property.
