I am currently reviewing plans submitted for a new addition to the Katchuk residence located at 12 Primrose Lane in
Aspen Glen (Lot GV -1), but before we can finalize our plan review & issue a permit for this project we need for the
following items to be addressed:
i✓' Soils Report — Please provide a digital copy of the soils report as referenced in the structural plans & specifications.
• Fire Sprinkler System — Buildings located within the Aspen Glen PUD in excess of 6,200 S.F. are required to have an
automatic fire sprinkler system. According to Garfield County Assessor's records, the total size of this residence is as
follows:
Existing Residence 7,760 *includes basement + garage
New Addition 615
TOTAL FIRE AREA 8,375
Please contact Bill Gavette at Carbondale Fire District to confirm the specific requirements of the fire sprinkler
system and revise drawings & specifications accordingly ... or, alternatively, provide Bill and our office with
evidence that the existing residence already includes as fire sprinkler system (as our records do not show this to be
the case).
• Land Use Change Permit for Amended Building Envelope — We understand that the proposed amended building
envelope as shown on the site plan is currently in progress with the Planning Dept. Although we will proceed with
completion of our plan review once the above items have been addressed, we cannot issue a building permit until
the Land Use Change Permit has first been finalized.

Thank you for the email.
In terms of automatic fire sprinkler system for any house above 6,200 sq ft, first, we are verifying the actual
area of the existing house. Attached, please find the appraisal report conducted in 2005. The area of each level
is specified as follows:
- basement 1,617 sq ft
- level 1 2,397 sq ft
- level 2 1,623 sq ft
- garage 889 sq ft
Total is 6,526 sq ft.

We understand that this still puts us within the requirement of fire sprinklers. However, the existing house
underwent County inspections as well as Aspen Glen DRC inspections and obtained CO without the fire
sprinklers. We also know that several houses in Aspen Glen built around the same time and of similar area or
larger have no fire sprinklers installed. What would you advise, as the decision would most likely impact the
entire subdivision.

proposed. This is a growing market for the lower valley (homes in the $700,000 to $2,000,000 range), though sales and new construction have

house plans. As I told Annabelle, I will use these original plans to calculate square footages and will then send this
information over to Bill Gavette before talking again with him further about your proposed addition. We should be back
in touch with Annabelle early next week to let you all know where things sit and to confirm what Bill's fire protection
requirements will be for your Aspen Glen residence.

I have reviewed the drawings and have verified that the existing square footage is over 6,200 square feet. My
recommendation is to require automatic fire sprinklers in the new addition and where practical extend a sprinkler head
(sidewall) at each level into the spaces directly adjacent to the new addition.

I received this email from Bill Gavette late last week, but wanted to also verify square footages based on the plans you
provided to us before sending it along to you. My calculations also indicate the total square footage of the existing home
is greater than the 6,200 S.F. threshold within the Aspen Glen PUD which invokes the requirement for fire sprinklers. As
you know, the proposed addition will add another 615 S.F. to this total.
I took the liberty of highlighting Bill's recommendation below, and if you have any questions please contact Bill directly
to discuss. Once you have finalized your intended direction, please send me a follow-up email to let me know how you
plan to implement Bill's comments. At this time, our building permit will condition our approvals upon installation of fire
sprinklers per the local fire district's requirements. Prior to the Building Department's framing & final inspections, we
will need to receive a sign -off letter/report from Bill prior to each of these inspections.

addition), the clients/homeowners Leann and Richard Katchuk's concerns are as follows:
Below are questions and factual statements that need to be considered and clarified in order to bring
the latest updates to a conclusion and will help us determine if we're able to continue with the planned
addition.
1. Is the sprinkler system in the new addition a recommendation or a requirement?
2. The new addition of enlarging the kitchen and addition of the family room adjoin only the existing
kitchen.
3. The existing kitchen and the new addition is on one level.
4. It is not practical to extend the sprinkler system into the adjoining and existing kitchen or any other
rooms.
I will give you a call shortly to discuss their questions. I am attaching the locations of the 2 closest fire hydrants
to this email.

Per our conversation this afternoon, I have the following comments:
1. A fire sprinkler system will be required. The recommendation to the County was in regards to allowing a partial
system rather than requiring the system be installed throughout the residence.

In response to your recommendation to Dave last Thursday (1 have reviewed the drawings and have verified that the
existing square footage is over 6,200 square feet. My recommendation is to require automatic fire sprinklers in the new
addition and where practical extend a sprinkler head (sidewall) at each level into the spaces directly adjacent to the new
addition), the clients/homeowners Leann and Richard Katchuk's concerns are as follows:
Below are questions and factual statements that need to be considered and clarified in order to bring
the latest updates to a conclusion and will help us determine if we're able to continue with the planned
addition.
1. Is the sprinkler system in the new addition a recommendation or a requirement?

2. The new addition of enlarging the kitchen and addition of the family room adjoin only the existing
kitchen.
3. The existing kitchen and the new addition is on one level.
4. It is not practical to extend the sprinkler system into the adjoining and existing kitchen or any other
rooms.
I will give you a call shortly to discuss their questions. 1 am attaching the locations of the 2 closest fire hydrants
to this email.

I received this email from Bill Gavette late last week, but wanted to also verify square footages based on the plans you
provided to us before sending it along to you. My calculations also indicate the total square footage of the existing
home is greater than the 6,200 S.F. threshold within the Aspen Glen PUD which invokes the requirement for fire
sprinklers. As you know, the proposed addition will add another 615 S.F. to this total.

Thanks for your email ... for some reason, I did not receive a voicemail message from you (?H) ... so sorry about that.
My suggestion is for you to submit whatever changes or revisions you and/or the Engineer have made to the original
submitted plans. We haven't done anything further since trading emails with you & Bill Gavette about the fire sprinkler
requirements, because everything is still pending final land use change permit through our planning department.
If you can provide us with (2) full-size copies of the updated drawings including addressing Bill's requirements for fire
sprinklers, we can plug into our final plan review and then be ready for permit issuance once everything's been buttoned
up on the planning side of things.

Hope you have been well. I called earlier and left a voicemail regarding the fire sprinklers requirement for the
building permit application. What type of document should we submit to fulfill this requirement?
I also have a general question about proper protocol for any potential changes in floor plans while the
application is under review. If we make changes on floor plan such as change in window count, should I file an
addendum drawing? And if we need to change the structural drawings, I am assuming the engineer would also
revise his drawings and submit to you. Please advise.

Anabelle,
There is not any need to submit fire sprinkler information to the County. In Colorado, automatic fire sprinkler
installations are regulated by the State. It's the responsibility of the fire sprinkler contactor to submit the required
drawings and documentation.
