According to Garfield County Assessor's records, the total size of this residence is as follows: Existing Residence 7,760 *includes basement + garage New Addition 615 TOTAL FIRE AREA 8,375 Please contact Bill Gavette at Carbondale Fire District to confirm the specific requirements of the fire sprinkler system and revise drawings & specifications accordingly ... or, alternatively, provide Bill and our office with evidence that the existing residence already includes as fire sprinkler system (as our records do not show this to be the case). • Land Use Change Permit for Amended Building Envelope — We understand that the proposed amended building envelope as shown on the site plan is currently in progress with the Planning Dept. Although we will proceed with completion of our plan review once the above items have been addressed, we cannot issue a building permit until the Land Use Change Permit has first been finalized. In terms of automatic fire sprinkler system for any house above 6,200 sq ft, first, we are verifying the actual area of the existing house. Attached, please find the appraisal report conducted in 2005. The area of each level is specified as follows: - basement 1,617 sq ft - level 1 2,397 sq ft - level 2 1,623 sq ft - garage 889 sq ft Total is 6,526 sq ft. 1 We understand that this still puts us within the requirement of fire sprinklers. However, the existing house underwent County inspections as well as Aspen Glen DRC inspections and obtained CO without the fire sprinklers. We also know that several houses in Aspen Glen built around the same time and of similar area or larger have no fire sprinklers installed. My calculations also indicate the total square footage of the existing home is greater than the 6,200 S.F. threshold within the Aspen Glen PUD which invokes the requirement for fire sprinklers. As you know, the proposed addition will add another 615 S.F. to this total. I took the liberty of highlighting Bill's recommendation below, and if you have any questions please contact Bill directly to discuss. Once you have finalized your intended direction, please send me a follow-up email to let me know how you plan to implement Bill's comments. At this time, our building permit will condition our approvals upon installation of fire sprinklers per the local fire district's requirements. Prior to the Building Department's framing & final inspections, we will need to receive a sign -off letter/report from Bill prior to each of these inspections. Is the sprinkler system in the new addition a recommendation or a requirement? 2. The new addition of enlarging the kitchen and addition of the family room adjoin only the existing kitchen. 3. The existing kitchen and the new addition is on one level. 4. It is not practical to extend the sprinkler system into the adjoining and existing kitchen or any other rooms.
