Onsite Wastewater Treatment System (OWTS) Inspection
130 Swiss Lane
Garfield County, Colorado
Mollie,
As requested, CBO Inc. performed an Onsite Wastewater Treatment System (OWTS) inspection at 130
Swiss Lane, Rifle, Colorado on July 13, 2018. The legal description of the 10 -acre property is as follows:
Subdivision: Section: 33 Township: 5 Range: 92 SENWSW, AKA ANTLERS ORCHARD TR 42 10
ACRES
The permit (enclosed) was provided by Garfield County Community Development Department. The
subject OWTS consists of one 1000 -gallon, two-compartment Copeland concrete septic tank followed by
a soil treatment area (STA) comprised of gravelless chamber trenches. The permit notes a minimum of
661 square feet of infiltrative area. Individual Sewage Disposal System (ISDS) Permit 3718 documents
the system. The system was sized to accommodate 3 bedrooms.
The septic tank is located off of the southeast corner of the residence. The septic tank manhole lids were
approximate 2 -feet below grade. We recommend adding risers to bring the manhole lids to grade. Tim
Copeland makes risers that fit the existing openings and lids. We can provide Tim's contact information,
if requested.
The liquid levels in the septic tank were normal at the time of our inspection. Both inlet and outlet tees
were present. We typically recommend an effluent filter be installed on the outlet tee; however, the outlet
tee is tucked under the tank lid and installation of a filter would require extending the outlet tee into the
manhole lid opening.
There is no drawing indicating the location of the STA. No inspection ports were present. We walked
possible areas and found no evidence of surface saturation or failure at the time of our inspection.
Further to the south there is an outlet for ditch or groundwater that is being routed away from the
residence.
A shop with a toilet and sink is proposed to the north east of the existing residence. Use of the plumbing
fixtures in the shop will be an accessory use to the main residence. A double -sweep clean out must be
installed on the 4 -inch diameter SRR -35 sewer line exiting the shop. The sewer line must maintain a
minimum 2% fall to the existing septic tank. The new sewer line should "wye" into the existing sewer line
just prior to entering the septic tank. In order to achieve the proper elevation of the new sewer line,
elevation of the existing sewer line at the inlet of the septic tank must be verified. AS noted earlier,
risers should be added to the septic tank to bring access to the manhole lids to grade for access.
This evaluation is not a guarantee of future system performance.
Disclaimer: This inspection is intended only as an evaluation of the present condition of the OWTS
based upon what was observed and the Licensed Inspector's expertise in onsite wastewater technology
The Inspector has not been retained to warrant or guarantee the proper functioning of the system for any
period of time in the future. Because of numerous factors which may affect the operation of an OWTS,
as well as the inability of the Inspector to supervise or monitor the use or maintenance of this OWTS, this
report shall not be construed as a warranty by the Inspector that the system will function properly for any
particular prospective buyer, and the Inspector disclaims any warranty, either expressed or implied,
arising from the inspection of the OWTS or this report. The evaluation does not ascertain the impact the
system is having on groundwater.
Please call with questions.
Sincerely,
egA Ov-hu,L8

Do Your Part, Be SepticSmart:
The Do's and Don'ts of Your Septic System.
Learn these simple steps to protect your home, health, environment and property value:
septicsmart
t
U 5 Environmental Protection Agency
Protect It and Inspect It:
Do:
• Have your system inspected (in general) every three years by a licensed contractor
and have the tank pumped, when necessary, generally every three to five years.
Think at the Sink:
1
Don't:
• Pour cooking grease or oil down the
sink or toilet.
• Rinse coffee grounds into the sink.
• Pour household chemicals down the
sink or flush them.
Do:
• Eliminate or limit the use of a garbage
disposal.
• Properly dispose of coffee grounds
food.
• Put grease in a container to harden
before discarding in the trash.
" Overload the Commode:
Don't:
• Flush non -degradable products or
chemicals, such as feminine hygiene
products, condoms, dental floss,
diapers, cigarette butts, cat litter, paper
towels, pharmaceuticals.
Do:
• Dispose of these items in the trash can!
Shield Your Field:
Don't:
• Park or drive on your drainfield. The
weight can damage the drain lines.
• Plant trees or shrubs too dose to your
drainfield, roots can grow into your
system and clog it.
Do:
• Consult a septic service professional to
advise you of the proper distance for
planting trees and shrubs, depending on
your septic tank location.
Don't Strain Your Drain:
Don't
• Concentrate your water use by using
your dishwasher, shower, washing
machine, and toilet at the same time.
All that extra water can really strain
your septic system.
Do:
• Stagger the use of water -generating
appliances. This can he helpful
especially if your system has not been
pumped in a long time.
• Become more water_=finer' by fixing
plumbing leaks and consider installing
bathroom and kitchen faucet aerators
and water -efficient products.
