Subject: Revision to Building Envelope
This is a request to amend the building envelope on Lot -M22 in the Coryell Ranch -
Midland Point Subdivision. The owners of the lot, Terry & Julie Kirk, want to move the
northwest edge of the building envelope out to the edge of the utility easement that is
locate 20 feet from the northwest property line.
There is a 20 -foot utility easement along the northwest property line of Lot M-22. The
building envelope currently begins 10 feet from this easement.
The Kirk's spoke to the engineer of this project, Schmueser Gordon Meyer Consulting,
who found no reason that the building envelope should be located 10 feet from the
easement and explained that it must have been drawn arbitrarily. Lot M-20 of this same
subdivision also has a 20 -foot utility easement and there is no setback from this easement
for the building envelope.
The Coryell Ranch -Midland Point Subdivision Review Committee has given their
approval for this request. Based on these findings, Staff recommends the Board of
County Commissioners grant approval of this request.
