CERTIFICATION OF DEDICATION AND OWNERSHIP
Know all men by these presents that Two Rivers Investment Company being
sole owner in fee simple of all that real property described as follows:
A parcel of land situated in Section 14, Township 3 South, Range 87
West of the 6th Principal Meridian according to the Dependent Resurvey
of portions of said township and range as accepted by the Department of
the Interior. General Land Office in Washington D.C. on August 21, 1933.
Said parcel being more specifically described as follows:
Beginning ata point on the southerly boundary of the hereon platted
Parcel "A", whence the southwest corner of Section 14, Township 3 South,
Range 87 West of the 6th Principal Meridian being a properly marked and set
brass cap bears S 77034'52" W, 2548.86 feet, thence N 86046101" W, 333.46
feet to the true point of beginning, thence N 06020'04"E , 639.35 feet,
thence S 87058'49" E, 806.61 feet, thence S 28041'12" W, 1195.69 feet,
thence S 530 17'11" W, 124.04 feet, thence N 63°18'06" W, 534.52 feet,
thence N 01018'20" E, 268.30 feet thence N 88021'35" E, 268.28 feet, to
the place of beginning and containing 16_.314 acres, more or less;
have by these presents laid out, platted and subdivided the same into lots
and blocks as shown herein and designate the same as Stephens Parcels
in the County of Garfield, State of Colorado, and dedicates for public
use the streets shown hereon including avenues, drives. courts, places
and alleys, the public lands and drainage and utility easements shown
hereon for utility and drainage purposes only; and does further state
that this s.ibdivision shall be subject to the protective covenants
filed and recorded for this subdivision in the Office of the Clerk and
Recorder of Garfield County, Colorado as
